Hi Cleckheck There was no capital gains involved apparently at time of transfer as the property has been purchased shortly before the transfer and had only a small gain which was reflected in th transfer value. the question is on the gain when the rrecipient sells the property. Does th gain go from the value at time of transfer, or from Zero if they paid nothing towards it? Do you know?
  3. My niece had a property transferred to her ownership some years ago at its market value. The document declared that no money was changing hands. Since then she has managed to pay for it but this hasn't been declared to the land registry office. Should she let them know this or is it not important? When she sells the property, will capital gains tax be due on the profit from the value stated on the transfer document?
  4. I have a few maintenace issues to get completed at a rental property. The main issue is the bath screen which is letting water through. when this is water tight, we need the bath panel replaced and the grouting checked. Possibly a few other odds and ends. I would appreciate any recommendations from satisfied customers please. Preferably for a company who is likely to be available to help me quite soon.
  5. I chose my share of things from my parents house when they passed , and this gave me an amount of comfort, but as time goes on I gradually find that I don't really want it. Although there is some guilt attached, I am starting to pass it on and let someone else make use of it. The general advice is, only keep things that give you joy; that you know to be useful or believe to be beautiful
  6. The gas boiler in my house loses pressure every time the heating is turned on. There are no signs of any leaks in the house? Any advice on what to do? Other than keep topping up th pressure .

  9. Thanks Jeffrey, the ground rent is actually peppercorn at the moment I thought I had lost the opportunity of adding 90 years now the lease has gone lower than 80years I assume from your reply that I'm wrong

  11. I have just discovered that the lease for one of my flats has only 63 and a half years left to run. I purchased this property in 1996 for 18k and have taken equity from it, so now owe 56k. I understand a little about lease extensions, that I've missed the 80 - 82 year window to extend under the conditions applicable and now would be subject to a marriage of its current value of around 100k My question is what's the best course of action? I'm disappointed of course that I didn't notice this earlier and am reluctant to pay a large sum to extend considering its purchase price. So would it be better to extend the lease, sell as it is. ( possibly at auction which is usually my choice) or pay off the loan and keep the property indefinitely. I'm looking towards a retirement plan now, which is how it came to light, deciding what to dispose of, and what to keep as a pension income I would appreciate comments, whether they be professional advice or simply what you would do in my situation Thanks for reading this ....

I'm looking for some recommendations for a good tradesman to remove some old wooden gutters on a small end terrace house in S2 and replace them with plastic guttering The property next door has plastic so it should be much easier to join these up.I would like the work done as soon as possible I would appreciate replies from anyone who has recently had this kind of work done and was pleased with the work and the cost involved Thanks everyone

  14. Thanks for your replies. Jen 17...I bought the property at auction with existing tenant who was supposed to supply keys but failed to. The previous owners were abroad. The situation has been resolved thankfully. I did inform the tenant that for an emergency I would have to get a locksmith to gain entry . I had made numerous requests previously for keys so in the light of this, I told him he would be charged if I had to pay a locksmith. He decided he would hand me a set of keys and gave permission for the Epc to be carried out..I haven't tried them yet, but I think I have a satisfactory result
