Land on deeds but not land registry

As the title really, I am one of 4 properties on a cul de sac, and we always believed the the land between the end of our garden and the main road belonged to the properties, however this does not show on the Land Registry.... how do we actually prove we own the land?

Well you can search the land registry using the map function and find out if that particular piece of land does have a listed owner?

 

If not you might be able to register it yourself?

At this stage: you do not own the land in question.

So do this:

1. Look at your title deeds, esp. the one when the house was first sold (if freehold) or demised (if leasehold).

2. That deed should contain a plan.

3. Does the deed plan seem to match the HMLR plan or is there a visible discrepancy?

4. If they match: you do not own the land in question BUT see note 6.

5. If they do not match: you might be able to apply for the missing land to be added to your title BUT only if the original vendor/lessor owned it.

6. Do you occupy the land in question?

7. If you do, and you/predecessors have occupied it for >12yrs, you might be able to claim title by adverse possession.

8. If you do not occupy it, however, you've no claim at all.
