Ballpark costs to replace brickwork under a bay window?

Hi folks,

 

We're in the process of buying a 1930's semi and the bay window at the front has been picked up by the surveyors as needing to be repaired. The brickwork doesn't look to be properly supporting it at the moment and there are some cracked/broken bricks underneath and some cracks on the walls inside the room around the window.

 

What sort of cost will be looking at to replace the brickwork under the bay window to make it sound again? The window has a decent roof and double glazed windows which are fine.

 

I'm only after some rough estimates but feel free to post in this thread or pop me a private message.

When double glazing is installed it can affect the bay window as the units used are far heavier than the glass which is replaced.The bays frequently sink due to poor footings.The big issue you have is the support of the window and flat roof while the brickwork is reinstated.It may be worth asking on this website

AS #2 says this is not a small job. Is there a cellar in the propety and if there is foundations will have to go down to cellar floor. You want a reputable builder to look at it as a price cannot be given unless inspected propely. This is not a job for a bodger Its not a repair job as suggested by surveyor this is your future home

Agreed spider1, we know that this needs to be sorted properly. There is no cellar below so that shouldn't be a problem. We are just trying to get an idea of whether this is likely to be a £1000, £2000 or £5000 sort of job to complete.

Hi would think between 4,000k and 5.000k ./ You will need new foundations probably on a small sub raft . Probably best to ask your builder if you need any sort of building control regarding counciil ./ These jobs may be covered by previous owners insurance.
