Any disadvantages to Corporate Lettings?

They offer landlords 3-5 years lets, whether the property is occupied or not. I wondered if anyone had any experience of letting agencies that offer corporate lets to landlords?

I cannot answer direct.

BUT be aware that any such letting is:

a. NOT within the Housing Act 1988 (because a company cannot 'reside'); and also

b. NOT within the business tenancy legislation, part II of the Landlord and Tenant 1954 (because the company as tenant would be not using the premises for conduct of its business).

I have let to a corporation before, actually SWFC. That was a named Tenant, though, even though the non-Housing Acts agreement was with the football club we all knew the person resident would be a specific person, and it was. The kind of thing I think you're talking about is where the residents change as and when and there's a form of guaranteed rent coming in regardless of whether they use it or not. I don't like that. People are less likely to take care of your property. Even with my situation, I had a very nice place, it wasn't looked after in the same way as other 'normal' Tenants would (and have). They did pay up on time, always, and a premium rate too, and I'd negotiated some maintenance costs required from them too (that cost would usually fall onto me) - also, they did not bat an eyelid when I requested a rather large portion of the security deposit (which does not need to be protected) at the end of the tenancy - money means quite little to a corporation, much less than it does to a person. Corporate expenses make this pale into insignificance.

 

On balance, I probably wouldn't do it again.
