No records at Land Registry

Recommended Posts

Does anyone know why the Land Registry only records details of the freeholder of a property and no details of the owner of a flat?

After all an owner of a property is an owner, despite the fact that it's a flat. Surely such records as the owner of a flat are important enough to be kept somewhere.

Yes, I understand your confusion- but you're wrong, I think.

1. HMLR records all registered titles.

2. Each has a title number.

3. So the freehold reversionary title shows only who owns the f/r.

4. BUT its final page(s) will list leases, probably one per flat.

5. So leasehold ownership can be verified by looking at the corresponding leasehold title entries.

6. Exception: if the estate (leasehold) is still unregistered, e.g. because it has not changed hands in recent years.

Thank you Jeffrey, your advice is always invaluable.
