HM Land Registry partly created this risk by rushing to 'dematerialise' registered titles.  But there are steps that one can take to minimise the risk faced by absentee owners (whether just living abroad or subletting). geared   268 #4 Posted November 25, 2016 Yes; and easy- it seems- to forge documentation that appears real.  Some are ridiculously easy.  I mean a 5 year old could photoshop any name into a utility bill, and thats widely accepted as proof of residence.
