Archer road seems to have done ok from a combination of saints bury and tesco.

And show me the valuation as opposed to what an estate agent claims is the price - and I note property is selling very close by !

Nimby at its very best

The house in question is extremly close to where the new Tesco would be! And if i'm right there aren't any houses next door to tesco or sainsburys on archer road?!
Would you want to live right next door to Tesco or close to it??

Next door? Very few. That house will lose value and Tesco should buy it to add to the development to make it a more practical size - thereby moving the difficulty to the next house along!

Anyone living 2 minutes walk away is unlikely to see much difference. Anyone living more than 5 minutes walk away might see an increased valuation. We can't really tell as there are so many other factors. Could even depend on how fast you can walk! In 2 minutes most of us can walk about 150 yards.

I'd bet that once opened the store would be very popular - therein lies the problem. Purgatory for quite a small number living within 50-100 yards. Increased convenience for almost everyone else.

Those within the near vicinity and right back to the junction with abbey lane to past the junction with bents road will all suffer due to the traffic congestion.

Since the last application by tesco 2008/9 the traffic volume has double that’s been measured and correct in a professional manner.

Tesco are still basing their proposal on the outdated figures three years old.

Its a proven fact that they often under predict the traffic flow and volume together with the number of servicing deliveries etc, so as to reflect that there parking is sufficient; this is far from what actually happens in reality.

In actual fact the deliveries to some express stores in the UK is up to 70 – 80 per week with up to a turn around of over some 300 metal delivery cages.

They will also deliver outside of the agreed delivery times past store closing which would provide noise levels affecting far more residents than that projected; it would also represent safety issues delivering in the dark and pushing delivery cages the full distance the highway / lay-by through their car park, pedestrians and customers would be at far greater risk.

These scenarios occur at many of their Express and Metro Stores across the country.

Further to this you then have an extremely difficult and dangerous turning manoeuvre for customers coming out turn left out of the city with the delivery wagon providing a huge blind spot.

I would like to pick up the comments from redfox commenting upon the Tesco and Sainsburys combining well on Abbeydale road.

They do combine well within their developed environments.

But you will notice that firstly Tesco has Traffic Controlled Lights to gain free entry to its store the exit is equally protected by the phasing of the lights with a right hand turn coming out.
Ecclesall Woods provides the main backdrop to this site and the sites are well landscaped to the extend of Tesco being hardly visible from certain angles on Ecclesall Road South. Tesco also has a dedicated bus service which drops off within its own car parking area. This is also a 24 hour store which most people can easily access for their weekly shop from the local areas including Parkhead the convenience of all night opening help to provide for this.

As for Sainsburys this is within an established retail park with again FULL TRAFFIC CONTROLLED ENTRY AND EXIT.

These are both within a five minute drive from Parkhead or a good half an hours walk for those on here projecting the healthy approach.

Roo Roo is not a nimby based computer without independant thought - it speaks. very well done.

the prospect of large articulated vehicles reversing out onto the main road or customers doing the same is a valid point - i am afraid I am unable to accept the suggestion traffic will back up to bents road mind or that traffic flow has increased by the amount suggested. It will make life a bit awkward for the shop opposite but the benefits may well benefit those wanting to shop at the location as opposed to going to archer road - again you have been able to make valid points without cut and paste bravo.

I happen to think it will be of benefit to the area and a good deal cheaper than red -

You wouldn't. You'd want to buy it cheap to rent out or sell at a profit when the furore dies down and people see that it is not detrimental to the area.
