Double storey extension cost?

Any one recently had a double storey extension?

 

We offered on a lovely property (but they sold lower to friends!) in a perfect location for us with a two storey side extension. We have seen another house in the same road but the original size is a bit small for us.

 

Can anyone give me a rough idea of how much you spent and what it included, thanks! X

Costs vary a lot. Size, style, quality, what rooms are effected, moving drains etc all make each project different ans impossible to generalize. But there are plenty of sites online where you can see completed projects costs. Also make sure you have a contingency of 20% £ and 40% timewise. Dont live in the house while you are doing the work unless you want a year of hell. Might aswell rent somewhere else for this year etc etc.

20k roughly, add 5k per kitchen and bathroom.

This is very rough but will give you price range.

20k!!!!!

Wow double extension foundation build material, skips, roof will be 20k in material never mind labour!! Presuming you want plastered walls plumbing and electrics in there as well, plus the structural knockthroughs!!!

20k is way short Impossible to price without spec

I was quoted around £20 k for a small double extension earlier this year by a one man band with me labouring but that was only for basic building. I would have done electric /plumbing tiling etc

An average double is 3m min out to the side with full length fromt to back..

Sometimes built overhand depending on access..

It's impossible to price without any spec..

Obviously roof style is a big say in the cost

And be upto 1k just in insulation if it's all done correct to regs..

Presuming there's Windows / doors

Joists / floors

20k is so cheap I'd be concerned about the quality I was getting!

Mine was going to be about 6 feet by 10 feet that's all so that could explain why quotes was price quoted. It was only to put a toilet in upstairs and a bit of storage down stairs .i have all ready got an extension built where this was going to go so foundations are all ready in but it is only a single story high

That explains your price mate imagine for example 8m x 3m double with possible gable end!

Fully plastered and finished

20k is laughable really!

Between 35 to 45k dependent on what exacly you want doing etc !

Ours was 32k done a few months ago. Just has living room bed room and en suite
