  2. SF is great for all sorts of things and I am a huge advocate of business transparency but I would be a little wary of making too much of a recommendation without some caveats. The nature of SF is that you are open to mischief that you might not be able to find an easy remedy to. It's definitely good for research and casting ideas and making contacts but I would be careful about just now much is disclosed in which sections. The independence of SF is refreshing to the walled garden initiatives put up in certain other places, say LinkedIn or anything offered by quango's. Can I ask a question? What would you expect people to get out of it for business?
  3. As Ian Thompson says it is a big question but the basics are quite simple. You will pay SDLT on the property, there is no avoiding it and it is payable on completion unless it is an exempt property or in a Disadvantaged Areas Stamp Duty Exemption area. The lists used to be on the Valuation Office website. If the property has been registered for VAT in the past then you will, more than likely, also pay VAT on the purchase price. Many commercial properties have been registered but the circumstances and reasons vary considerable so you should ask the vendors solicitor for verification on the position. It is wise to avoid making your own decision unless you have a confirmatory letter to you from HMRC. That property part of the transaction will be a completely separate transaction to buying the business itself but many fixtures and fittings are VATable so again if it concerns you a schedule can be provided by the vendors solicitor and accountant so that you can make an assessment of what is payable. Take advice for your situation.
  4. If it is a habitable room such as a bedroom it will require a proper stair and building regulations approval. Have a chat with the town hall.
  5. To have a valuation that is meaningful and will pass muster with bank panels you need a chartered surveyor rather than just an estate agent. For domestic valuation work in and around Sheffield I'd call either Nick Riddle at ELR or Jim Spencer at Spencers. Both are very experienced chartered surveyors and trustworthy in our experience.   11. Sadly the construction industry has taken a very hard hit in the recession and reports are predicting at least another year of recession and only 1 in 4 of the lost jobs being regained. That's terrible news for anyone who has found themselves out of work in the industry. Anyone with a family will go and find work doing something else and apprentices will be even more important even if prospects look bleak at the moment.
  12. My apologies if that was directed at me, I was just pointing Coterie out as someone who manages their own site. We don't have any real interest in web design, they are a general client. We certainly couldn't and wouldn't take on a job like this but we've had involvement around the concepts.
  13. It's definitely wise to have your solicitor to drop you a note on the above though your project manager should be able to co-ordinate all of the people and information that you need. From your brief description there isn't any immediate reason other than planning why you shouldn't be able to build so planning is the principle issue. Drawings for a simple house are much of a muchness and I would be tempted to use something reasonably standard to avoid unnecessary cost. Certainly one of the architectural firms that we work with has developed a pack of house types for most situations that just need adapting to the site. One of our other schemes is 40+ houses so we're not keen on reinventing the wheel. A planning application will be more than a few hundred - the fee to the council alone will be £325 - but again your PM should be able to handle all that for you as well as organising drawings, builders,finance, building regulations, valuations, etc, etc. You didn't mention whether you are building it for yourself for to sell on the market. You might need to do different things depending on who is occupying it and how you will be funding it. Will you be selling it on?
