Hi Working as a Building Control Surveyor for the past 6 years once you have gained planning permission you would require building regulation approval. To obtain this based on your information you would require structural calculations for the large glazing panel, wall stability and possibly roof stability calculations , you may also require a heat loss calculation due to the amount of glazing. You may also have issues with unprotected area for fire spread depending on the distance to the boundary. The planning application would cost £172 (new fee since November 2012), the building regulations application would be approximatley £180 to have the plans assessed with a further £336 after your first site inspection (if in Sheffield). Therefore, these are all costs and issues to be aware of before progressing to far. If you require any further advice please feel free to contact me. Hi Working as a Building Control Surveyor a Building Regulations application will be required for the new door. It will require a lintel above the new opening, a 30 minute self closing fire door and frame with smoke seals, a minimum step up from the garage to the house of 100mm, and the door will require a u value no greater than 1.8W/m2K. Any competent builder would be able to carry out the work and submit a building notice for the proposals to Building Control. with many years of Building Control experience, I can confirm that you only need one door separating the two. However, if opening up your ground floor to the first floor, you need to take into account means of escape from the first floor in the event of a fire. This will require building regs.
