  1. It's on my work computer. I can send it to you when I return to work on the 3rd January. ☺
  2. Drop me a pm with your email address and I will forward it on to you. ☺️
  3. They have a few properties with CCTV outside, but nothing inside. The houses are not just for young mums but they do have key workers who come round regularly to check everything is OK. They used to have properties in Sheffield but not sure they do anymore. Info provided to me from someone who works with some Action housing properties. If you're not going to be doing anything out of order then you needn't worry anyway. Most estate agents check up on rental properties too, or at least say they do!
  4. We've bought and sold 3 houses and always had a fixed fee for conveyancing and used different solicitors each time... no nasty surprises with regards to cost at the end either and one sale was through an auction! Perhaps we have just been lucky, or perhaps others have been unlucky with their choice of solicitors!
  5. We bought the freehold reversion on our house about 4 years ago now. Our ground rent was £5 per year with 800 years left on the lease. Total cost for us, including both sides legal fees, was about £650 - more than two thirds of the cost being legal fees. We offered 10 times the ground rent after a bit of research and settled on their counteroffer which worked out at just below the cost of taking the matter to the leasehold tribunal. If you decide to buy the freehold I can always send you the letter I used, just drop me your email in a pm. Good luck with it all and don't let a leasehold scare you.
  6. Sorry if not replied to pm's about the freehold letter. I am currently on mat leave and the docs are all on my work computer. I'm in the office tomorrow though so was planning on replying to everyone then.
  7. They are owned by South Yorkshire Housing Association. They currently haven't made a profit due to start up costs and acquisitions, but when they do the money will go back to SYHA. Now SYHA do have charitable status, but your comment suggests that they give profit to charities in general, which isn't correct. By all accounts Crucible Homes are doing well and will become a good little business which should help to fund new social housing stock for SYHA.
  8. We had a little party for our NCT group in the room upstairs at Fancie on Ecclesall Road last June. We put the sofa across the top of the stairs to stop the little ones from escaping! lol It's not the biggest room though so it depends how many people you were going to invite. It didn't cost us to hire the room, we just all paid for the coffee and cupcakes we wanted, yum yum! http://www.fancie.co.uk/fancie-canteen/ Have you asked if café 851 further up Eccy rd would do a private party if you need something bigger? They have a little play area for the kids and the prices are very reasonable. http://www.cafe851.co.uk/ Can't really comment on other venues as all our friends babies also had their birthdays in the summer so just had garden parties.
  9. SYHA houses go through the council's property shop, they don't have their own list. So people looking for a council house can also bid on SYHA houses with the same criteria as getting a council house. I would think that having social housing nearby would affect the value of a house but that should already be factored into the price of the house you are looking to buy, surely. Where is the house you are considering? Good luck with the house buying.
  10. You can either book online or call them, see the following link: http://reassur3d.com/locations/sheffield/ I have had 4d scans with my little girl and also with my current pregnancy. NHS said 90-95% boy but Tom Farrell confirmed the baby is a boy and even gave us a picture of his winkle - one for his 21st birthday bash I think!
  11. Just tell them you are planning on selling the main house with the land you intend to sell and that you will be keeping the annexe with remaining land to live in while you get planning etc to redevelop once the main house is sold. If you make out you need to sell the main house before you can progress with the redevelopment plans then they should be able to value just the bit you want valuing. The land registry details showing the split in boundaries should help with that if you intend to keep the boundaries as they are. Failing that, Mark Jenkinson, Knight Frank or Bagshaws (if its an agricultural area) would probably be able to value it for you, but possibly for a fee. Good luck with it all.
  12. This may be a little immoral, but you could always get a couple of estate agents out to value it and just not tell them you aren't ready to sell just yet. That option is free of course. Not sure how much surveyors would charge to give a valuation though, sorry. Sounds like an exciting project for you though.
  13. Official details for the Chelsea Park Bonfire can now be found on the Nether Edge website here: http://www.netheredge.org.uk/index.php?id=events&blog_slug=chelsea-park-bonfire
  14. Any update on this? I have checked the nether edge website but can't see any info on it as yet. Wondering what day and time it will be this year with bonfire night being on the Tuesday. Thanks
  15. Only averages of course, but the following table should help you: http://www.babycentre.co.uk/a1004000/average-fetal-length-and-weight-chart A baby could be less than 5 lbs or over 10lbs though. I always thought that smaller women would have smaller babies, but my daughter was 7lb 15oz and I am only 5"1' and my sister-in-laws baby girl weighed 6lb 12oz and she is 5"11'! So it obviously doesn't work that way! lol
