  1. We have a couple of studio flat in S11 - one of which is a bit larger than the other and would possibly suit a couple. We do take a larger bond though, so that we can get the carpets thoroughly cleaned at the end of the tenance. The flat is on Kenwood Park Road and the rent is £265, but this does include the gas used in the flat.   2. Hi We will consider tenants with cats. We do ask for an additional deposit - as the property will need carpets/soft furnishings cleaning when the cat leaves (this is because the next tenant might be allergic to cats!)

Hi Sorry to butt in here but one of the very first things taught on law degree course, in fact a basic principle of property law (or trust law as the University of Sheffield called it), is that a minor (someone under the age of eighteen) cannot enter into a legal contract for a tenancy agreement. It is as simple as that. Jeffrey Shaw is trying to help the OP here and is giving help and advice for free. And no, before anyone says, I do not know Mr Shaw nor have I had any dealings with him. However, I do know he is correct in this case.
  4. Hi DSS is more risky but you can also get bad private tenants. The Council is taking a while to process claims - can be 3 or 4 months so this may affect your cash flow. If you go down the DSS route, consider asking the tenant to allow HB to be paid directly into your account. You don't need an agent. Join ARL and SADLA they will help you. Make sure you follow regulations for gas checks, electric safety and deposits. You may need an EPC depending on the type of tenancy agreement. The RLA have an excellent model Tenancy Agreement. Talk to the potential tenant's previous landlord and check if they are employed it is bona fide. If you allow smoking and/or pets - make sure you have a clause in the Tenancy Agreement to cover cost of redecoration and cleaning. If you re - let, the second tenant might be allergic to cats/dogs so you might need to deep clean the whole property (if the leaving tenant doesn't do so). Good luck!
  5. If you are looking for private landlords then Sheffield forum is a good place to start. Also try easyroommate.co.uk and gumtree. Alternatively, once you are here try newsagents windows (esp Ecclesall Road). Most young professionals congregate in Hunters Bar area (postcode S11). S10 is also popular as is S7.
  6. Assuming you are not an estate agent but are considering selling, I would recommend a good estate agent. Firstly because commissions (should) drive an agent to achieve the best possible price and secondly because a good agent should also pick up the telephone and chase potential purchasers (they may already know someone who might just be interested).
  7. Hi Credit check costs approx £10 (could double it with reasonable admin costs for agency). There are admin costs for dealing with deposit but shouldn't be more than a few quid. I'd look elsewhere.
  8. Hi You could try looking in newagents/post office windows for signs from private landlords in the areas you are looking to move to?

  10. In defence of electric heating - depends on type of heating and how well the property is insulated. Old electric heaters in a poorly insulated building can be expensive - but in new builds/conversions which are now heavily insulated then electric heating should be reasonable.
  11. I'd second what Steve says. I would always look for a bank with unparalled customer service - and a bank manager you can work with. A good bank should be there to help you (and make money). Sadly most banks have forgotten this. My experience is to avoid RBS and Santander at all costs. I use Handelsbanken - a Swedish bank - they do not do free banking but the service and support is second to none.
