  1. Standard contracts usually state that entry can be made without written notice if it is an emergency. Maybe Reed Rains consider that this is justified under these terms, after all they seem to be getting on with it and you would be very unhappy if you were burgled while waiting for the door to be fixed.
  2. The other thing to bear in mind is whether to let your mortgage company know you are letting it out. Strictly speaking you should let them know otherwise you are breaching terms and conditions.However this could result in them charging you more or worse refusing permission as you don't have a buy to let motgage at present. Maybe talk this over with your letting agent. I would not include bills in the rent. As someone has pointed out this could lead to unexpected big bills. The electricty and gas bills and the council tax are not your responsibility and not in your name so even if someone hops it without paying you are not responsible. You will also need an EPC to let but these are only around £40 and last for 10 years.

  5. Just wondered if anyone else has experienced a bloke on crutches asking for money. A friend and I were parking near the Leadmill when a man passed by and asked us for money to help him get to Eckington. He said he had been discharged from hospital where he had 4" chopped off his foot! and needed to get home. He said he had been trying to get enough money all day and pulled out a pathetic pile of pennies to show us. We realised it may be a scam but the bloke looked really pathetic and had sores etc on him and was nearly crying so we gave him some money. It was a case of feeling that we had been too hard or giving him a bit of money that we wouldn't miss. Sometimes it's easier to fork out than feel guilty afterwards. It probably was a scam...
  6. Can anyone suggest a good venue for a 60th party in early to mid December that doesn't cost the earth? There will be around 40 people so it mustn't be too big and I need the option of music /dancing and catering. Anywhere in S6 or West side of he city or the centre. Thanks in anticipation
  7. Many of the houses in Sheffield are leasehold. Generally if the house is fairly old then the lease will be long and very cheap. Our house has 900 years left to run (originally 999) and is £6.30 a year. We could buy the freehold as we have owned the house for more than 10 years but its not really worth it as we would have to pay solicitor fees etc. If the lease reads ok and the rent is cheap I wouldn't let it worry you. It certainly doesn't affect the value.
  8. We need someone to look at our boiler and get it re-started. It has been drained for some rad work and now won't start. Does anyone know of a qualified plumber who will look at it and give us an idea of cost without charging. Obviously we would give the work to them if it wasn't hugely expensive or a new boiler needed. Thanks. PS. We have tried to contact Corgigasman but had no luck.
  9. The person who first started this original thread posed a question which has not been properly answered and proved. Just saying yes does not make it so. Where in West One is there social housing? I haven't seen any evidence of it or of the council or housing associations buying up apartments. there are only a few apartments for sale there and they are generally privately owned with Blundells also having a stake. The rents are still good there and the apartments are still in demand. Instead of just voicing opinians perhaps someone could give us some facts.
  10. Can't help you there as our wardrobes are the glass sliding ones with aluminium bars across - a bit Japanese looking. I wouldn't have thought they use different materials to other makers though. My friend has had 2 other kinds of wardrobes from them, based on my recommendation, and she is delighted with hers. Surely if they are good enough for kitchens then they should be fine for wardrobes, after all kitchens get a lot more hammer.
  11. We had a run of Nolte wardrobes bought from Atkinsons and fitted by Nolte. We were very pleased with the whole service. We have recently had a long run (15 ft) of wardrobes bought and fitted by Supafit. they are fantastic and the quality is first class - particularly if Mick fits them. They have a showroom in Heeley business park just behind Halfords but their best showroom is Wreakes Lane, Dronfield.   12. You cannot just sell their belongings as has been suggested. You have to keep them for 2 weeks I believe 'just in case' - but I would check this as there is a legal requirement. After that you can dispose of things as you wish. Even though they have given back their keys it would be wise to change the locks. If they have run up bills it's not your responsibility and you just need to return letters to sender stating tenants no longer live there.
  13. Beechwood rd is fine I think. Moving slightly further away (but easy walking) Dixon Rd is very nice and the roads off it. They are all near the park, tram and good bus routes and still only a short walk from Hillsbro'. This might be reflected in slightly higher house prices.
  14. You could also try John Finch based in Stannington. They did some repairs for me several years ago and did very well when having to match glass that is no longer made.
  15. Can anyone recommend a dishwasher repairer who will come to give a quote and not charge a callout fee? Thanks
