My bathroom is currently downstairs as part of a single storey extension. I am wanting to put the bathroom upstairs but do not want to make either of the two bedrooms smaller and thought about extending above the existing single storey. How do I find out if this is strong enough to hold? Will there be paper work somewhere when the extension was done. I am not in a position to dig the ground out to look at foundations.

Why don't you get some quotes from builders? They would tell you what work was involved including planning applications etc...

It's all about the depth of the footings that the single story extension was built on and if it'll be strong enough to support the weight of a further story.
I believe it's possible to use vertical steel ibeams to support it rather than demolishing the existing extension and starting again with deeper foundations. You can tell I've got a builder in the family! Get a buildings surveyor round and he'll advise, it won't be that expensive.

Hi we are looking for some recommendations from anyone who has had a positive experience with building companies specialising in kitchen extensions.
PLUS make sure that you have consents from:
a. mortgagee (lender), if house is mortgaged; and
b. freehold reversioner, if house is leasehold and the lease so requires.

PLUS consult/notify the insurer, to verify that you're covered during the works and thereafter.

is there an average cost calculation that we can use to give us a general idea of how much it would cost for a single story extension and also a double story extension ?

Extension would be in red brick, filling in the 'L' shape of the existing footprint.

There is currently some drainage from the bathroom that will need rerouting.

I understand finishing etc would effect cost, but just wondering how many k's we should be budgetting. OH and I have very different views.

We are getting a single storey extension done on the back of one of our shops (4mX4m)the builder is doing it for £14k which includes materials, moving drainage pipes, electrics etc.
The decorating and floor tiles will be done by myself.

We have 3 children and badly need more space.
There are several possibilities for extending and I need to find out what is possible and what isn't and what the different possibilities would cost approximately so we can decide what to do.
Can anyone help?

an architect is best to design and get permission for an extension, or if you could maybe split a room up then a builder would be fine

As Joiner Andy says, get in an architect first to draw up the plans and get through planning. Then you can get an accurate quote of a builder.

Getting a builder to quote on a imagination is usually a waste of everyone's time.

My mate is an architect, will ask him if he can do this for you and if he can I will pm you his number.
He did drawings for a couple of extensions we are doing and took care of the council side of things.
Our builders have just finished but are booked up solid so can't help you with that.

Hi

Can anyone recommend someone that can give us advice on a possible extension. We need to know if we can actually build and, if we can, we need advice on layout etc. Once we know it is possible we will require plans drawn up. We'd rather go on a recommendation that pick someone out of yellow pages!

We had an extension built July - December 2010. We used Arthur Hill (http://capitaldesign.co.uk/html/contact_us.html), who was brilliant. The builders said his were the most detailed plans they had ever seen, he organised the tender process, managed the job to completion, and arranged all the necessary certificates.

We used this building company (http://www.westwoodjoineryandconstruction.co.uk/), who did a brilliant job. The odd inevitable hiccup, but everything was resolved quickly and without fuss.

I am a qualified structure engineer, and I can provide all structure calculation from foundation to roof.
If you are extending another storey on top of exsiting single storey, you will need planning permission, and structure calcs for building control.

Could someone give me some advice on funding an extension build.

My current status is:-

House value £110,000 - £120,000
Mortgaged £80,000

Our plan is to pretty much double the size of the house (3 bed semi) to a cost of about £40,000 - £50,000 ( a bit vague as awaiting quote).
Once complete the house would be worth £150,000 - £160,000.

Are there any companies/building societies that would lend the extra money we would need to complete the works based on the final value of the house once the extension is complete. I have spoken to a builder who seems to think there are companies who would release the extra money in stages each time a part of the extension is complete.

Any help would be appreciated.

Have you spoken to your current mortgage provider? It's worth asking them as you are already a customer.

Yes mate. I'm with Nationwide and they said they wouldn't be able to do anything for me...the bloke did sound a bit thick though tbh so I might try them again.

Having measured up, as a guide we're thinking a 12' x 6' extension, ground floor only but not flat roofed. We're open to further ideas though - that would be the minimum. We may go across the whole house (e.g. 22' x 6') if the cost difference is minimal. Also open to 2 storey extensions too, depending on cost.

We had a 26' by 12' extension built 5 years ago. Tiled sloping roof. Included utility room, bathroom and lounge. Cost us £35000 to have plans drawn and have it built. To decorate it, furnish it, fit the bathroom out cost £15000. It also has a loft. I would guess you could get it done for about £14000 at todays prices. Would recommend getting several quotes as our quotes ranged from £35000 to one plonker who was going to charge £92000. Single storey - forgot to mention.

Hi, as a rough quote on your measurements i would guess around £12,000/£15,000 for your extention but a lot will depend on your specifications on your plans.Specifications from the building regulations change quite frequently so its only possible to give an exact quote once you have had your plans drawn.Also access to the area where the extention is going can be a factor as there could be extra labour costs if the footings are not accessible by excavating machinery and they have to be excavated by hand.For the extention (22x6) possibly around £20,000/£22,000 and the double storey £30,000/£35,000.Plans would possibly cost you around £700/£1000.Cheers Dazthebuilder

Try these guys - not 100% sure what you are proposing qualifies in terms of what they fund but the types of mortgage you are refering to with regard to stage release of funding is what is used by self-builders.

The general advice you will receive is to price at £1000 per square metre. However we have found that for small scale domestic work you can beat this figure reasonably comfortably. However the best advice to offer you is to only use a builder who has been recommended to you by someone you trust. At the very least ask to see some previous work undertaken by any builder who quotes for the work that you may take on. Beware of any quote that seems unrealistally low unless you have a solid recommendation.

You stand a good chance (from the small amount of info provided) to not needing to have to apply for planning approval - the works could well fall under permitted development. If you do need to do a planning app it will cost £150. Building regs will be in the region of £500 - £700 undertaken as a notice. Drawings to undertake the work will be roughly £500 - £750.

If you need any more detailed advice and or a more detailed quote to create drawings please feel free to give us a call. We can also recommend suitable builders if you require this.
