View Full Version : What's the catch with this house?
shefuniguy 02-04-2004, 13:24 I must admit I dont know the area at all, but I stumbled across this lovely house (see link below) at a seemingly amazing price, whats the catch? Is it a dodgy area? This house would surely cost at least twice that in areas such as S10/11 where that sort of money would only buy a flat or a terrace.

Nothing particularly "wrong" with Frechville really, the only thing you could say is that the area is no where near as expensive as S10/S11 and on the outskirts of the city, so commuting might be a bit tricky.
Looking at the area and the size of the house, the asking price is probably just a little under what you might expect, but not by that much.

It's the prices of the small terraces around Hunters Bar that are completely distorted.
Birley Moor Road isn't central, trendy, gentrified etc and landlords won't make a fortune by cramming students in either. Students with a rich Ma and Pa won't be looking to buy out there either, which all takes a lot of heat out of the competition
fnkysknky 02-04-2004, 13:33 Might be a good reason why they need to get rid of it quick or something although it doesn't seem particularly cheap for the area. To be honest it looks awful from the outside but that's just my opinion. Frecheville isn't a bad area but it's nothing special either - at least it's close to some shops.

Neither of us are from Sheffield so we don't know the areas that well (we both met at Sheffield uni). We were just thinking of looking away from the area we know and love (S10, Crookes etc) because the houses are so sought after and expensive.
I work in houses round that area quite a bit. Most of them are nice and there are some great people there but you will find most of the houses, mainly the private ones around thornbridge rd are tiny upstairs and unless they've been extended, the kitchens are shockingly small as well.

yorkiepudd 03-04-2004, 15:51 I don't think it being a 'council estate' has much to do with it... the private ownership on these estates is currently running at well over 70%.
And it does seem remarkably cheap when there is a pokey 3 bed (with a shower room only) at a sniff under £100k just a touch down the road.

rainbow2411 03-04-2004, 20:51 The house in question is NOT ex-council although there is a mix of both council and private housing. I am not sure what the other comments relate to, I live in the area and am not aware of any racial problems here.

I remember the thick choking smogs and th smell of sulphur,and evrything covered with emissions of steel making.Sheffield is a lot cleaner now,apart from the litter.

Are violent threats really necessary on a message board anyway, regardless of age/sex of the potential victim? Such behaviour should be limited to boxing rings and not brought in when there are clashes of opinions on an internet message board, FFS.

My prediction is about £155k min... possibly even £160k

The catch is probably the estate agents underpricing it to generate interest. Pointless in the end, but it seems to be how they operate in Sheffield.
