Despite the new build it's still a dump of an area, anyone paying £90'000 must be on drugs, or demented.
You'll still be subjected to reggae through the thin walls till 5am, drug dealing on every corner, posh types like their coke, and i'm not talking fizzy pop.
The "social" flats will be mixed along with the yuppie ones. !
It's a recipe for disaster.
Personally, knowing the area, i'd pay £40k tops, then only to rent out.
