Does anyone live at Birley on the Newstead estate?

What is it like there at the moment? Newstead Avenue in particular. I have seen lots of boarded up houses.

I have spoken to someone today about an exchange but dont know if this is possible, as the houses are due for demolition.

Hi alysonpeach,
YES i live on the Newstead Estate on Newstead Wy . You REALY DONT want to move on to this estate (even if the council still allow it ) as its all up for demolition. I (thank the lord) move of the estate very soon & am counting down the days , the top end of the estate may seem resonable but the bottom of the estate is virtualy empty other than those pleople who are on a latter demolition phase, this means that the teenage &younger gangs are now just in more & more a tight area with broken glass & stuff along all of the paths.
There are alot better areas in south sheffield to move to at the moment other than this estate.
ps this also go's for weaklands & scowerdons as well
Hope this Helps you

Oh dear! Went up there last night and again today and it looked OK, quiet in fact. Will make a few more visits and make my mind up, perhaps the rain scared the vandals away. The house is on Newstead Ave facing the road, overlooking the older houses.

I know its up for demolition, but would be willing to sit it out to get one of the new houses.

I have been told by the lady who wants to exchange that tenants are given the choice of rehousing, a new house on the new development and £3000 disturbance money. She also said that it was 4/5 years before her phase (4) was moved out.

Is the above true?

What is attracting me is the houses seem big and we are desparate for space at the moment. What size are your rooms?

disturbance monies, and "clearance key priority" etc are often set by the council when demolition is planned, as tenants being in their place on a certain date, just prior to the demolition decision being made.

you might not get either benefit, as you would be moving in after that theoretical date was set.

It's to stop people moving in, unscrupulously just to screw the money out of the council. (not that you'd be doing so, it's just that some would have done so!)

I can understand that PT. We just need a bigger house and as you know they are very thin on the ground and priority is so hard to get. Bidding is a farce etc. I think though that putting up with the disturbance. building/boarding up/demolition, and temp move for 4/5 years isnt really worth the £3000. You'd have to be desperate for money for that. You'd spend a good portion of it when you finally move anyway on carpets and such.

I felt that I wouldn't mind moving into a house scheduled for demolition in 4/5 years as I need the space desperately, also ultimately I would get a better place. The money doesnt really come into it, but it would be nice to think I would get some help towards setting up a new house.

I will try and get some clarification from housing, but I can imagine the conversation. Are you a tenant, no, well we can only deal with tenants ...

Following on from PT's information, why not send in an email enquiry to Sheffield Homes, asking for clarification of your rights if and when the property is scheduled for demolition and should you get the exchange,. Then you'd have a better base on which to make a decision.

Last night was a quite night for a change ! I know the blocks you mean that your looking at as I live on N wy , as to the financial part as all ready said ring the council office at Crystal Peaks & ask to speak to someone in the Newstead regeneration team they will clarify this info for your particular needs. Take a trip down to the bottom of the estate & ask yourself will I be happy living in this in 18- 24 months time , remember this estate is up for demolition & people like myself are moving out all the time & more & more houses will be boarded up. If you want similar size/type house look to the Norfolk park regen houses.

Pikeman, thanks for further info.
I have been down to the bottom bit, admittedly in the dark on Friday night. I noticed one house that was boarded up that had been vandalised up one of the side roads where the garages were (dont know which road). Obviously its not like living through it.

Where do the kids congregate? When you say broken glass do you mean bottles or are they breaking your windows?

What I can't understand is why this lady who wants to exchange cant get a transfer, as you say people are moving out all the time. Are the residents given priority to bid? Or a certain number of points or something?

I am going to go into Crystal Peaks on Monday for clarification.

PS Macbeth. Sent enquiry on Friday via email, but knowing the council it will take at least a week to answer.

The road you are interested in is in phase 4/5 so as probabley told to you the tenants in those houses still have another 3-4 years still left before they are given notification of phase demolition, until that point they have no extra housing points or priority on council bidding or disturbance allowance. The houses that you have seen boarded up on that road have been empty for over a year (!) also one of the houses on that road suffered a bad house fire over xmas so will also be in need of boarding. As to the local yobs they tend to hang around on the footpaths at the back of the row of houses. Hope that helps you further although I see from mesage threads that you may be now interested in somewhere else.

Still looking for an exchange, the lady on Newstead changed her mind. Our road is too busy for her, apparently.

Beighton. The lady interested in our house wasnt interested as we are on a bus route and she thought the road was too busy for her (something that doesnt bother us at all, even though we have children, as our back garden is secure). But everyone wants something different dont they?
