Rich 02-03-2004, 08:23 PM If I lived anywhere other than Stannington, it'd have to be Crookes, purely cos it's on a GOOD bus route, and has almost every shop, pub etc you could want either across the road, up the road or just round t' corner. The houses are reasonably priced up there as well, with it being so close to the predominantly student populated Broomhill so the houses have to be cheap to be in their price range. The fact that there are student properties actually pushes prices up - students don't buy houses, rich landlords compete to buy them to rent them out and make money, thus pushing up prices. We are actually half way through buying a house in Hackenthorpe and need as much info about it and its areas... maybe woodhouse would have been a better choice!!! There are a few corner shops and a post office. The local people are very friendly. The local pub (Sitwell Arms) does good food and hosts a good pub quiz on a Thursday night. It takes 20 minutes to drive into town (non-rush hour) or 40 minutes at peak times; 15 minutes to Meadowhall and theres plenty of supermarkets around for essentials. There are a mix of property types to choose from yorkiepudd 04-03-2004, 01:43 PM Hi Certainly Hackenthorpe is no worse than a lot of areas. Where abouts are you buying? The council estates are seeing a large increase in private ownership and it certainly seems to be an "up and coming" area, with a lot of owners investing in the "kerb value" of their properties. Do you have children? Birley Spa Community Primary School has recently been promoted as one of the best around here (according to the Ofsted reports). At the lower end, there is good access to Crystal Peaks, not the biggest of shoppping centres, but all the essentials are there, and good transport links with the busses and trams. The area certainly has its problems, but no more than anywhere else, at least in the "affordable for the majority" areas. The only area that is a little disappointing are the shops on Birley Spa Lane, which could do with a cosmetic overhaul. I am at the end near the hackenthorpe tram stop on the side closer to birley and its tram stop. Its not far from the police station, Springwater Ave. I have no children, but the house was bought in consideration towards them... We used to live on Cotleigh, (behind the school on S/Water) and it was OK, and like I say, the private ownership on these (brick built) estates is now at around 70%, and you will have seen people are spending lots of money on them. When we got ours valued last year, it was valued @£52K, now you are lucky to get one under £70K. We live a little higher up past the new (Birley Spa) school on the East Glade estate. BTW that police station is not operational anymore... its manned by civilians now,I believe.
