Looking for any info anyone can give concerning the flats at Royal Plaza on West street - noise issues, quality of the construction...?

live there,
6th floor, no noise issues, but flat is not facing the street but the garden.
Outside flat ok

not 100% sure about the quality of construction.
bathroom wall has a bit of a day with a crack ,
holes in a couple of corridors wall
and one of my friend who used to live there had to have the whole plumbing redone after less than 1 year.
but i suppose if you want to rent, the location is handy and security is ok

Shoddy build quality I'm afraid. It looks as if it was built in-between jobs by Gleesons.

I live near this complex and I too have concerns. The area where the restaurants and vodka revolution are located is appalling; with respect to the flagstone walk way. The builders must have replaced this around four times now and still flagstones move and stick in the air. It worries me that if the builders can’t get, what in the scheme of things should be the easy bit, right then it should question the rest of the quality of work carried out.

For the cost of one of these apartments it would be worth considering one of the many, many new builds in the city, there are so many to choose from. I would find something a bit more exclusive so when it comes to resale it should be easier to shift.

can someone provide directions on which one is royal plaza - also I only plan to rent so is this better than buying one?

That's West One you're talking about.

It is-my mistake, west one looks poor, royal plaza could well be very well constructed,

I used to live at Westone - interior construction is pretty poor throughout. Warranties expire next Spring (at least in the block I was living in) - could be expensive to maintain after that.

My friend had a flat there for a year or so, before he sold it. He mentioned that he never heard a peep from the neighbours and he made a packet on the sale...
