We've put an investment prop for sale through them and the service is third rate in my opinion.
Firstly they overpriced it. We know that, so we put it on the market for less.
Secondly they didn't inform us of an offer. Probably because they thought it too low.
Thirdly when we DID accept an offer, they did nothing to inform us for two and a half weeks about the status of the sale. We thought everything was going along swimmingly when we were alerted by our solicitor that nothing was happening.
Fourthly when we contacted them about this they were very cagey, and the person dealing with our prop waS NEVER IN.
I promptly told them that if we didn't hear anything from them by the morning, we were taking it off the market. 5 MINUTES LATER the person in question called back with the information we were after.
The buyers pulled out and we were NOT informed.
Now when our advert goes back in the Telegraph it will be near on a MONTH since agreeing a sale.
A MONTH in THIS MARKET:rant: :rant: :rant: :rant:
Now we have to go all through the rigmarole again, when the house across the road sold in two weeks. On the back of our marketing I might ad.
Lessons DEFINITELY learned.

Not all EA's are like that, some are just not interested - however they do that all at your expense.
What kind of property is it? Where located and the price? List it up on the forum :)

ukdavvy we could do that, but would still owe about £750 in cancellation fees and advertising....
The prop is in Greenhill/Beauchief on Cockshutt Avenue, a cul de sac with a private tennis club at the end.
4/5 bed semi with planning for a loft conversion.
Downstairs (as well as upstairs) loo
Integral garage
Space for two-three cars on front
Guide price is £220k

Cyclone 29-09-2005, 09:53 AM tell them to stuff there fee's as they are in breach of contract and providing the service you would have been paying for.
Might be worth getting a solicitor to draft the letter telling them that.
pete_jim 29-09-2005, 10:32 AM I wouldn't bother with a solicitor in the first instance. I sold a flat a few years ago and the service was appalling. I went through the itemised account when they sent it and crossed off everything I didn't agree with and sent them a cheque for the balance (roughly half). I explained why I had done this and never heard a word from them.

Seems a bit harsh.
Surely you have a contract with a reasonable period of notice.
I would expect an estate agents contract to let you walk withot cost at 2 weeks notice.
All of the agents I have ever used to sell have, although none of them are in Sheffield.
What exactly did Saxton Mee sign you up to?
I think we need to know.

Off the top of my head...
They have sole agency, there is a £250 (may be £295) cancellation fee, and two weeks in the Telegraph on the SM page at £250 a week!
1% fee upon successful sale.
There may be others, this is just off the top of my head. If there are any more I'll be back....but to be honest I thought this was standard. Although we are not at all happy.

Just 'cos its standard up here doesnt mean its the same in other parts of the country.
Its the extras that really bug me.
As far as I can tell 1% plus VAT is fair in most other places.
That is inclusive of everything.
250 a week in the property guide is just a rip off.
I would write to Which magazine if I were you <hint>

As you are charging me extra for just about everything including the Telegraph ad, and Im guessing you have paid the usual "documentation fee" for a for sale board and the printed flyer they do in Sheffield not to mention an absurd and unfair fee to terminate the contract, then what exactly does your 1% fee actually cover.

Getting away with charging extra fees seems commonplace with Sheffield EA's from the days of low prices meaning they had to charge top ups as their %age would be quite small on say a 50k Property.
This is no longer the case and it's time Sheff EA's came into line with the rest of the country in adopting a no sale no fee policy and not charge extras for advertising and brochures.
If they do not feel confident in selling a property it should not be taken on by an EA in the first place; and I do not see why they should be entitled to any fees if they cannot do their job.
After all you probably have financing costs in holding the property and would not expect to pass these onto the seller as a seperate cost - if you're in business you have to take risks.
If however you had pulled out for your own reasons, then some charges could be acceptable.
