I am at the very early stages of considering a move from London to Sheffield, and would really appreciate some guidance. I'll be looking for a family house in alively area near decent schools and within easy reach (half an hour, say) of the Peak District. Can anyone help me narrow my search down to a couple of areas?
oh yes, and we'd have about £280k to spend on a 3/4 bed house with garden.

Pretty much everywhere in Sheffield is within half an hour of the Peak District and you shouldn't have any problems on your budget. I know nothing about schools though.

I am told that S10 and S11 are the areas to be for good schools. It's also pricier for properties but you should be ok with 280k! Look at Ranmoor which is almost in the peak district or crookes/walkley which have high student populations but you will get more for your money. I am sure others will provide more detail.

I live in Handsworth (S13) which is distinctly average and that's on a good day!

Be lucky to get a 4 bedder in the nice bits of S10 for 280k, although 3 beds is dooable. Check out Dore / Totley (S17) too if you want to be v close to the nice bits of the Peak (ie Hope Valley).

£280k for a house should be fine for most areas of Sheffield with a few exceptions of Dore/Totley etc. If you are wanting lively then you maybe want Ecclesall/Crookes etc. Maybe you could consider areas outside of Hillsborough which are on the border of the Peak District although they wont be as lively.

Other areas are in the S20 region such as Mosborough etc, although these a further from the PD

Enjoy the house buying proces in Sheffield. I moved from daaan saaaf 3 years ago and the agents here are err.....different. The websites of ELR, Saxton Mee and Blundells are good - so do your homework there on areas and sorts of houses available. I was surprised how small most gardens are for instance. There are some lovely areas of Sheffield, and moving from London you'll be pleased with what you can afford.

Totley is OK - I live there and you can easily get out to the peaks from Totley. Its also handy for getting back to the M1 southbound.

Check some of the other threads on Estate Agents...bit of a minefield I'm afraid.

You have that silly bidding system up there - very annoying.

Beauchief, Millhouses, Crosspool and Greystones are within yor reach.

Fulwood, Ranmoor, Ecclesall, Ringinglow and Whirlow are the next 'rung' up the ladder with modest houses beginning with a '3' or '4'.

Hi Becky,

You could consider dronfield, it sounds like it fits most of what you are after...

Its about 5 minutes drive from the peak district, 20 mins max from sheffield city centre, has a decent school which is reachable by car in 5 mins from all parts of dronfield...

Its a family town just outside sheffield and I know house prices are well within your budget. check out www.blundells.co.uk for a good selection of houses.

i've lived here all my life and at 23 want to move to city life, but if your raising a family its just about spot on

just a quick thank you to the people who sent me private posts - can't reply to you separately because i don't have enough posts yet. Re the house for sale - thanks, but i'm not at that stage yet. (Sounds lovely though!)

www.vebra.com has several of the Sheffield agents all accessible from one place (including Blundells) although the blundells search page has a very handy area map :thumbsup:

www.upmystreet.com is also useful, but if yo ulook at the house price graphs, remember to take new builds into consideration - they give misleading skews ;)
