Hi Folks,
We are mulling over doing a self build, 3 bed detached. We have no experience of this neither have any friends so we don;t know where to start!
We are in the stages of planning permission at the moment but would require a good but reasonable cost Architect. Does anyone know anyone reputable within the South Yorks area?
Also anyone had any experiences with this that they may like to share?

Make sure you keep records of what you spend as you can claim the VAT back on most stuff when doing a self build. It needs to be claimed within 3 months of finishing the project and you only get one chance to make the claim so make sure everything has been paid for before you do. Labour should be zero rated as well. If you are mistakenly charged VAT on labour then you can claim it back with the rest of the VAT.
There are some things you can't claim it back on - professional fees (unless part of a design & build contract), plant hire, scaffold hire, furnishings etc.
We use an excellent Architect for our Building Business I will PM you his number later on. :thumbsup:

I hadn't heard of claiming the VAT back, form whom? Do you mean for things like bathroom suite, kitchen etc? Does this still count if we have Builders to do the main build of the house?

You claim it back from the Inland Revenue.

That should explain everything you need to know. Basically fitted kitchens are classed as building materials so you can claim the VAT back on it - most other furniture isn't classed as building materials.
