Hi,

I am sheffield born and bred but just wanting some advice...

I have got abit of capital together and I want to buy an apartment in sheffield city centre. It must be a 2 bedroom, preferably with car parking. After which I intend on either living there and renting out the 2nd bedroom, or renting out both rooms and try to make abit of profit.

What do people think is the best? I've heard bad rumours about West1, i've seen a new development called Morton Works is it? go up near walkabout, as well as royal plaza.

Whats your views and can anyone help?

Well i've heard people say that the apartments themselves are very small for the money, and poorly designed. I have'nt been myself so I cant say whether I agree or not. They do seem abit pricey compared to other developments.

Don't bother with Jet Centro either, there's been cars broken into outside, the concierge's office broken in to and the flats arn't very well sound proofed (my neighbours all seem to love dance music!) & people like leaving rubbish in places other than the bins. The flats are nice & the location is great but I've spent 6 months here and am glad to be moving out next week.

I think all the city centre flats do not match up to older type houses but I don't think West One are any worse and in fact are much better than some of the developements. As far as prices go they demand more because of their location. The Royal Plaza seems to be the most expensive in the centre and I've heard negative things about those.
I don't know your budget but I would suggest that you look at all the developments. I rent out a 2 bed flat in west One and it is very popular but small. However my son owns a 1 bed flat there and it has fantastic space.

I've recently moved into the new Coode building on Millsands (Riverside Exchange) and I quite like it there. It's a two bedroom flat where one room has an en-suite bathroom, then there's a shared bathroom too. It has a balcony with great 270 degree views of the city centre. It's only 5 minutes walk from Castle Square and I haven't noticed it to be particularly noisy at nights. :)

I live over the road in the gated part of the riverside exchange. I have lived here for nearly a year and love it. There are so many plans for the area, and month by month things just seem to be developing.
A new student halls is being built nearby, the relief road is apparently creating a pedestrianised nursery street with bars and restaurants (or so i have been told), and due to it being off the main roads it is quiet.

Of course, parking is the usual nightmare, and whether the plans go ahead for the area are still only plans, but i would still rather live here than in West One where there is no more development space available.

Well, thats what I think anyway.
