View Full Version : Regent Court, hillsborough? What's it like?
Hi,
Considering buying a flat in regent court on bradfield road in hillsborough. I rent 5 mins away in lower walkley so I know the area pretty well and have viewed the flat in question but does anyone know what the block is like to live in?
When I went round the people I saw seemed nice and friendly but I supppose I am trying to dig deeper. Any problems with noise/nasty neighbours? Kids causing trouble, organised gangs of squirrels running the rule over the place with an iron hand?
Anyone who has any info, it would be appreciated.

BoroughGal 31-08-2005, 17:05 I personally think they are very nice flats.. they were run down a few years ago, but the basic shape of them is very 1920's Deco. Very pretty. They certainly aren't rough.
However, you have to be aware of hidden extra's to your mortgage. There is a service charge for your bags of rubbish being cleared from outside your door, for maintenence (lifts and balconies, etc) and for the boiler. However, this does, also mean that you have heating as and when you want it, at no extra charge.
They are a very reasonable price solution to anyone wanting to live at Hillsborough...
I don't like the wing that is nearest to B&Q so much though, always looks less well maintained, doesn't get as good views, and because the sun hit's it funny, always looks a bit darker and drearier. I'd pick the front or the side opposite the Jet garage. Think they may be more money though.
Thanks for the advice borough gal. I do quite like the look of them. They do look a bit run down in places but are generally nice. I have asked about the maintenance charges which are about £80 a month. A bit pricey and reduces the mortgage I can afford.
Unfortunately the property is on the b&q side of the building but at least its less far to go when doing the place up!
Being a first time buyer (which is scarier than the ring and the village put together) I am mostly worried that I will move in and find it a nightmare with dodgy neighbours. But I guess that happens anywhere and you never know what your neighbours are like till you move in.

BoroughGal 31-08-2005, 17:24 Yeah, but I think you'd be happy there, it really is nice, and they're more or less all bought, so your neighbours are just as likely to be ok as anywhere else (except, of course, you have more of them, one at each side, one above and below!)...
I would find out from the estate agents how much the ones at the other side go for, and how often they come up, because I think they're worth waiting for. But whatever you choose, I'm sure you'll be ok.
And we'd be practically neighbours, which has to be a huge factor in you wanting to buy property in Gods Land. Remember. The sun always shines on Hillsborough.

Well of course your presence makes the property all the more attractive. :) At least I would know someone there!
Housing market is pretty slow at the moment and not many new properties are available. Also for some reason it is difficult to get a mortgage for anything above the 3rd floor (dont know why!). So I may try and get this place.
I agree Hillsborough is nice. I live just near the deep end pub and it is generally a pretty cool place to be.
I went to look at a flat there a while ago. The flat was nice and the people I encountered on my short visit seemed ok too. There was a caretaker busy about the place, so you know your service charge counts for something.
One of the reasons I chose not to buy was the high service charge.
I figured if I payed that money on a mortgage I could afford to buy a house. Is that an option for you?
Out of curiosity roughly how much would one of said flats set u back?

Pingu: I had thought about that but the charge is 80 a month which equates to say 5 grand more mortgage (at most) which is still not enough forr a house except in areas I would prefer nof to live in, I would rather have a flat in a nicer area.
Also be aware that you are only buying the lease of the flat, My ex hubby owned one on there, when he got flooded from a flat two floors up, the actuall owners of the flats who you pay the service charges too came round to inspect the damage.
I think they are called beardvale LTD or somthing simalar. Well anyway the guy was really rude and made a comment to the way of ' Its not your flat its ours you are just the lease holder'
Then he proceded to walk round crushing our belongings that were here and there on the floor (it was messy after the flood)
Apart from that and the sevice charge the flats are O.k and the cartaker and his family are lovley if its still the same one.

Yes I agree a flat in a nicer area is better than a house in poor location, (location, location).
I was lucky in that the flat was under my budget in the first place, and with a lot of searching I have now had an offer accepted on a house in Hillsborough.

Thanks Pingu, fingers crossed. Good luck with the new house. The whole process of buying is such a nightmare. I imagine selling is the same but you get some people who just seem to be messing you around. There is another property that I am interested in and the seller keeps stringing us along, waiting week after week to make a decision, even though he has 3 bidders at or over the asking price! So frustrating.
That sounds pretty bad honeyplant - sounds like i should check into who owns the place and what my rights/obligations are. Cheers for the info and the best wishes!

We are the lucky, chosen few who get to enjoy the wonders of hillsborough corner. Mmmm, I love the smell of pizza, booze and bus fumes on a friday night........
Actually it is really nice round here and would like to stay in the area, I mean obviously it has such nice people in it.

The majority of people on here that know if there are any to sell will probably know because they're looking to buy themselves - and won't particularly want you in the running.

darren17 11-09-2005, 13:21 we rented a flat in regent court for 3 months while waiting for our new house to be built, the flat was really nice, it was on the ground floor facing bradfield road, most of the noise came from police car sirens at pub kicking out time, also next door there is a steel works, they have steam hammers which you can sometimes feel as well as hear.
most importantly when we were there a letter was posted which explained two important points, the holding company, (cant remember their name) was saying there was not much money in the kitty for building repairs, a sample calculation was shown how much was paid in versus how much had been spent on repairs and the sums did not match. secondly the lease has not got much longer to run so if you buy a flat on a 25 year mortgage you may not be able to sell in the future.
having said all that the flats are fine, the caretakers are excellent and if i really needed a flat then yes i would buy one in regent court, but more towards hillsborough than penistone road side.

Just found you this.. give them a ring to see what's available for rent. I think this takes you direct to the caretaker who deals with beardvales propertys on the flats

The service charge includes the heating and hot water, so you can use a smuch as you like without the cost changing.
They are selling for about £65,000 or so and there are 1,,2, and 3 bed flats.
The Gardens are well kept and the lifts clean.
And ther is free permit parking a must in Hillsbrough

Estate Agents: The best thing is to visit a few, and see what they have for sale. Most of them advertise in the Sheffield Telegraph on a Friday. Each Estate Agent will have different houses for sale which is why most people contact several. If you tell them what you're looking for, they normally put you on a mailing list and let you know when somthing suitable comes up.
Income: As a rule of thumb, you can borrow three times your annual salary. If you're with a partner it's usually somthing like 2.5xjoint salary. Make sure you can afford repayments. You may wish to approach a mortgage lender before going to estate agents, so that you have a realistic budget and an agreement in principle that they will lend to you, if you find a suitable property.

When we bought our home a few months ago the first thing we did was see the bank to see how much we could borrow, they then issued us with a certificate to show the estate agents when we made our offer, this shows the estate agents that you do actually have the means to back up your offer. The best thing to do is buy the Sheffield Telegraph, which most of the agents advertise in. You can look what's on offer and how much house you can get for your money. You might spot one you like, in which case, ring up and ask for more details. If not, call some of the agents, tell them where you want to live, how much money you have and what type of property you'd like. They'll then tell you what is available.
I wouldn't rely on estate agents ringing you when a property comes in that fits your criteria, even if your are on their mailing lists.
I found only one agent that did this for me, even though I was on about 6 mailing lists.
I found the best thing was to check their websits daily. Hard work, but worth it.

Some properties are cash only because mortgage companies will not lend on them. Therefore you need to have the dosh yourself. These properties are usually in blocks of flats that are above the third floor. I dont know why the mortgage company will not lend on them but I think it is something to do with them ensuring that the property is a good financial risk - ie that if you default on payments, and they re-posses, they can easily sell it.
It is possible that a mortgage provider will lend on it but very doubtful.

matsalleh 18-09-2005, 21:32 I think you will find that Regent Court Flats are now officially in Owlerton not Hillsborough.I have just discovered this after thinking I have been living in Hillsborough for the past 30 years.
A technicality I know.

I would have thought it would be down to Landlord if they wanted to sell it you!
The flats in regent court are all privately owned (as far as Im aware!).
Some points to note regarding Regent Court - I had heard rumours that some of them can be very noisy with the builders next door - they start hammering first thing in a morning - not sure if they have closed now - anyone know?
Think also regarding Regent Court - I think the top floors cant have a mortgage on them - mortgage companies refuse to lend on them - anyone know which floors - is it top 3?
