View Full Version : New roof and bathroom in my loft - permision?

bit of general advice needed.

our loft is fully converted, but aged. at some point soon, we will be looking to at least have roof refurbished, but possibly replaced completely.

first: how much more complicated / expensive are roof works when on a converted roof space?

second: if i wanted to re-shape our roof, have a dorma window etc - will this require planning permision? indeed, if it does, will this mean my whole loft will be in trouble? it's an old conversion - legal, as i understand, through it's age - ie: i don't think it is strengthened.

third: even if i don't change anything, can i install a small bathroom / toilet in my loft without permision problems?

any advice from builder types / anyone who knows will be welcome. :)

minimum requirements atleast building regs, even for a new roof now-a -days ,

If over 25% of your home is being reroofed you will require building regs.Same for the dormer.Best to check with council about other stuff.There no. is 0114 2735564 or01142734231.If you need any other advice give us ring.

Any decent building company would be able to advise if building control would be required for the en-suite (possible change of use/drainage issues etc).

i think you don't require planning permission for this. you can do that and i think roof work is quite complicated. so i think you have to take advice from any engineer. he can solve your problem easily. i will also try to find any solution for this so please post some details of that.

As far as i know you don't need permission for like for like work, if you are adding a toilet then thats a change of use, someone (such as myself) on a competent person scheme can sign off own work as being up to building reg standard.
With myself this is then notified through corgi to the council. with my notifiable work you then get a 6 year insurance backed warranty.
