But if you are serious about it I'd say the best chance you have of success is by buying a freehold place, the problem with this is, all the ones that will make any money are already open, doing well and not for sale. Avoid getting tied up with a pub co such as enterprise, punch etc if you can. For information, just google them for feedback from current and former tenants. Which ever route you decide, you are going to need tens of thousands of pounds capital and be prepared to risk spending / losing it all. The rent is usually rent free for a certain time or if not then a peppercorn rent of about a pound a month will be charged. These are not necessarilly the best pubs on paper but can be built up to a decent trade from which you could then move up to a better pub. A good basis for learning the trade with minimal cash input, so not much chance of losing your savings like you could if you took a tenancy costing thousands. AVOID tenancies under Punch, Enterprize, or realistically ANY of the big pub companies. They will demand anything from 10k upwards just to get in the door (u will never see that again EVER) then add extortionate rent, beer prices and utility bills, business rates and staff costs, insurance, PPL/PRS, etc........forget it....You will be FLEECED!!!!!! This is not so, I know of many that dont cost anywhere near this amount, and as long as the contract is followed to the letter then any monies held, be it for F&F or a bond has to be payed back. Mayfield 03-01-2010, 13:40 Do you have any previous experience in the licensing trade? Working behind a bar and especially managing/ owning one is totally different than drinking in one. If your living on the premises it's a 24/7 job with very little reward in terms of payment. If your not working behind the bar you'll have to do the books, stock take, ordering, taking deliveries, arraging staff etc. If you haven't got any bar work experience then don't go any further with this idea until you have. If you haven't got any experiance in running a pub then try becoming a relief manager. Think hard before you decide what to do. Landlords find it hard to compete with the likes of Wetherspoons and supermarkets, and in the middle of a recession it seems like folly to get into the business. Unless you can find a niche opening, have the capital to buy your own pub, or a are lucky enough to get a freehold, as first-time landlords it's probably not a good idea to get involved. As Mayfield says, if you don't have any prior experience managing or at least working in a senior position in a pub or bar, it's best to forget about this one. My first business venture endered in tatters as I was hopelessly out of my depth. Running a pub is a very expensive affair. If you're still keen, then I would advise you to avoid Punch and Enterprise at all costs. Ill say it again: avoid Punch and Enterprise at all costs. In the last 6 months two people close to me have lost their savings and one has ended up bankrupt under Punch. He spent 3 years asking for a reduction in rent and beer prices, which were always refused and steadily increased. Higher rates meant more expensive beer, and customers went elsewhere as a result. As soon as he went to the wall and the pub was vacated, Punch lowered the rates to attract a new landlord. They do nothing to help tenants, and will squeeze every last penny out of you. cones4u_123 03-01-2010, 17:23 i was going to open a pub many years ago do a lot of research 1st in the area you want dont be put of by others its your gamble in life. also if you open a pub in the community area look at doing a sunday football team also 5 a side mid week team and also cardgames bridge bingo darts teams etc more groups the better even if u have to start them up 1st 1 at a time then get the keenist player to take over hope this helps plus a example woodsetts theres a few pubs what do they offer some food other dj say old same old not been down there for years was ok when i was younger binge drinking but grown up now if they had services to offer would probbly go down more and all so whats for the kids if they offered kids sunday league team also fancey dress and also things for familys to do on different seasons christmas etc dont just let people come to your pub just to drink will probbly never work in the long term steveroberts 08-01-2010, 06:52 There are plenty of pub companies with problem pubs on their books and they are always looking for tenants to take on these pubs. Whatever you decide, good luck to you I agree; it's reported that 50 pubs a week are closing at present; a combination of the smoking ban, the recession, the rise in reality TV shows at prime time and cheap booze from Supermarkets being the culprits! Until then it was a lucrative business, or if you had a bad pub then you'd break even generally, but you can live above the pub and it pays for your rent, bills, etc. I've been asked by many if I'd get another pub and I always say 'no'. Culture has changed, people don't go to pubs as they used to. Footfall has dropped especially in community pubs and for many city centre pubs too. To run a pub you'd need something special going on in it which stands apart from the others....whether it be food or a specific type of entertainment, but even then the custom isn't guaranteed. I admire anyone who has a pub and is making it work.
