Hello,

I'm in the process of buying a house which I hope to have two lodgers lodging when I find them.

I am trying to sort out the buildings and contents insurance and have recieved a few quotes. However having lodgers seems to increase the quote. Does anyone know the reasons for this and if I just dont mention there are lodgers would that make the insurance void. Any landlords out there that can help?


Also can anyone recommend a company for insurance?

IMO it would be foolish not to be truthful as most insurance companies would void the policy for a non-disclosure in the event of a claim!

However, you say lodgers..that would infer that you will also be residing in the property with your lodgers!!

If this is the case I wouldn't expect a high differance for buildings insurance, however it would affect your contents insurance premium and theft will probably only be covered if there is evidence of a forced entry/exit! Light fingered lodgers are not a rare breed unfortunately!!

If you reside elsewhere and the property is to be rented out without you living there then you can get property owners policies which cover your liability and buildings and limited contents if you have the property semi/fully furnished!

I am sorry as I am not originally from Sheffield I cannot recommend any local brokers but I would expect the majority would know which insurance company is the most competitive at the moment!
