View Full Version : Getting a quote for a rewire -advice wanted

I am buying a 1960s house and have been advised by my surveyor and an independent electrician that it needs a full rewire. Having worked out what I want in terms of fittings etc I'm about to ask a number of electricians for quotes.
It will be a large job and I am keen to make sure that it runs smoothly and to budget and time. Therefore I'm trying to be as specific as possible in my request for quotation.
I'm considering including in the request, that in the event of dispute that we should use the JCT 05 Minor Works contract as the basis to resolve the dispute. I'll also specify a contingency fund (to be used only with agreement of both parties) and penalties for late completion. The aim is to make sure that I get realistic quotes and that the final job does not cost far more than the quote. Also, I will be incurring considerable cost and inconvenience to be out of the house whilst the rewire takes place so I really don't want it to overrun.

Is this overkill, and am I likely to scare most decent honest electricians away with this approach? Any thoughts or advice, especially from the many helpful electricians on this forum, greatly appreciated.

All this for a house rewire? I think someone has delusions of grandeur. Do what everyone else does get a few quotes, speak to the companies and then decide who to use. If you still want to use your contracts etc, give N.G Bailey or Tilen Electrical a call and ask them to quote for your job.

We bought a 1930s house earlier this year and had a complete rewire done. The firm were excellent in dealing both with the orginal electrics and the previous owners 'handywork'. It was a huge job (its a big house as it has been extended) but they managed to get it done in 3 very long (12 hr +) days as it part of a renovation project. I can't praise them enough, I dont know how they compare on price but an service and attitude towards the work they were first rate! Contact:

most electricians will be be busy enough to take this on with the risk of penalties . You always come accross problems , some will make the job run over . I wouldn't take it on .

Do surveyors just automatically say that houses need rewiring. I've seen it and heard it multiple times and in most cases the rewiring was not done and the electrics are all fine.

If it's just the run of the mill survey you're having done , most of the time they just look at the consumer unit . If it's an old one they will recommend the electrical system be looked at . A lot of the property developers will just change the consumer unit to avoid this problem .

I'll also specify a contingency fund (to be used only with agreement of both parties) all that for a house rewire i agree with sarkysod if you want what you have requested go for the big companies, Carmells Longcross etc and you will have to pay for it too. i have never been asked to do anything like that i my company before at a domestic install i think thats a little too harsh. there are plenty of good honest sparks in sheff but you might have scared them off now.
