We're an established small business in Sheffield and we are seeking new premises, 1500+ sq ft. Our business is mainly online retail/mail order and so, posh isn't required.

We would also consider sharing a unit with the right partner and splitting the rent, rates and bills etc.

We are looking in the Sheffield area, but not too far out. S2. S3, S4 and S6 etc are the main areas we've been looking, but we'd consider anywhere within reach of Sheffield city centre.

We would prefer a minimum of 1500sq ft, ideally up to 2000. Ground floor access for loading and unloading is an absolute must as is secure storage. A small office space would be preferred, but is not essential. The condition of the building is not a major concern as long as it's secure, dry and free from damp.

Maximum budget: £500 pcm for the right place. We would consider sharing a larger unit with another small business if a suitable propery/partner could be found.

Thanks for your reply. The cheapest per sq ft we found was £3.00 and we snapped it up. Most units we looked at were between £4.50 and £5.00 per sq ft. Hope this helps with your negotiations. There's currently a glut of property on the market and so, you should be a relatively strong position to bargain.

£3 per square foot are around the cheapest prices at the moment although there are a few large premises going for £1 per square foot but you could fit 5 to ten businesses in there.

Secure storage means more materials and higher maintenance. Are you willing to spend on beefing up security if you find the right place but the security isn't up to scratch?
