I'm looking at buying my first house, I'm thinking of buying a 3/4 bed place and renting the other rooms out. Anyone care to give me some advice? Prime areas, buying tips and tricks, ways to attract tenants etc?

Bit new to all this housey stuff so would appriciate the help!

Its easy. Just choose the right area. I got a house in hillsborough and rent out three of the rooms - no problems getting anyone so far. Other good areas (if you can afford em!) are crookes/hunters bar/walkley/eccleshall road. Student areas.

By the way, you may be interested in knowing that a person living in your house WHILE YOU LIVE THERE is not a tenant, they are a lodger and this means that they have much less legal rights. Makes life easier. You need to get a different contract for a lodger than for a tenant. But worry about that when you get there! You can buy standard ones on the internet.

Generally advertising on the internet for lodgers seems to work much better than putting up adds in shop windows. There's loads of sites. The forum itself is a good place to start.
