View Full Version : Rebuilding retaining wall in Garden.

We had the valuation report done today on our house which we have Sold Subject to Contract. The valuer says that it will be a stipulation of the buyers mortgage that the retaining wall in the garden be rebuilt. We are shocked at this as although it was highlighted when we bought the house (less than 4 years ago) that it had bowed which was obvious to us, it was not a condition of our mortgage and we weren't told it was likely to fall down any minute which is basically what this guy today tried to say. It also wasn't a condition of our remortgage, nor of our neighbours mortgage who only bought her house a year ago. The wall is shared responsibility. It is a very large wall, god knows how many feet tall.

What kind of company would we need to use to quote on this. I assume it would need rebuilding differently to ensure it is able to support the weight of our garden. Would we need a company who works with a structural engineer?

I also wonder what our position would be if our neighbour didn't want to rebuild the wall?

Check your deeds,unless otherwise stated,retaining walls are usually,the responsibility of,the property at the bottom

without knowing how long the wall been up,thickness,how high, etc it will be just a guess but what you describe sounds to me that over the years the weight of the earth behind has started to push the wall over.this could be because the wall was not built to the required thicknesses as the wall was being built .im a builder (bricky) by trade if you want some advice give me a ring on 07838180080 hope this helps

The wall is probably 100 years old so doubtful it was built to the required thickness. We are going to be getting a structural engineer to decide what the best course of action is but thank you for replying.
