Hi, allow me to introduce myself as this is my first post, my name is steve and i am a partner of CBS building solutions. We are a group of time-served tradesmen working on projects all over the country but based in sheffield, we are currently focussing on house extensions as it seems to be in demand. We have completed over 50 extensions and new builds in the last 10 years and have a wealth of experience in all aspects of the consruction industry. I am looking for a quote for a loft conversion. I just want a room where I can store things that has plastered walls, lighting and a window in it.
I live in crosspool in an inter war semi

graham1000 08-06-2009, 15:54 you are talking rubbish the jobs going to take at least 6-8 weeks minimum 4 blokes all blokes on 100 per day your total labour alone is 12-16,000 then there is materials at a cost of miminmum 12,000 then there is skips scaffold and any other little cost. you cannot do an 2 storey extension for less than 30,000 and that is pushing it unless its a bare shell i like to see how you can mark it up at less than 20,000

Mr Gobby 08-06-2009, 18:29 I suspect the 20k tag is the labour, the customer pay's for the materials direct therefore the true cost of the extension is going to be double or more .CBS1 is trying to make people think he can do a two story extension for 20k like Graham 1000 says it's complete rubbish .

Be warned, we did exactly the same thing 6 years ago, we have just sold our house and have had planning people out today to inspect all work done at our house (as solicitors wanted everything checked out), BAD NEWS!!! the council are classing our attic as a " conversion" rather than a floored attic with lighting and electrics, they have said that it does not meet their standards and if we want a certificate of approval then we would need to strip it back to the basics, can you believe this.
I would check with the council before you do any work exactly what you can do before it is classed as a full conversion.

Hi Rainbow Sky what were the regulations? we aren't thinking of selling in the near future but have recently had our loft boarded out, plastered and carpeted - we've had lights up there and a velux. We've also put in a full size staircase. Its essentially a "posh" loft, for the kids to play in and for us easily access stuff we didn't want to keep in the basement.
As far as I can see the only reg we can get done on, is that the stair height from the last step is too low (the ceiling is very low up there) so we couldn't have got approval unless we'd lowered the ceiling or highered the roof!!
How strict have they been on you?
