I am just starting the process of having an extension and wondered:

What sort of unforseen problems did you encounter?

If anyone can recommend good builders?

Is it going to be as much stress as moving house?

There shouldn't be many unforeseen problems if you have done a full plans submission to planning and building regs they check all your drawings and advise you on any issues before you start.
Although a loft we did the architect managed to measure the roof 500mm higher than it actually was it doesnt sound much but when your battling to fit everything in to regs as it is can be a pain but it passed with no probs.
The stress factor depends on your self and how much you get involved if you have a good team of builders doing it you should really be able to sit back and relax.

We are just finishing off a wet room for a lady who has accepted there will be disruption but is really interested in the detail of the work and is daily chatting to us about what we are doing etc (sounds like a nightmare but actually its nice that the client has such an interest).

Keep us posted how you get on, I have been thinkin about it for ages but the thought of all the upset and mess is puttin me off.
Also, I already have a large single storey extension which would have to be demolished first.
Seems a pity to move though for extra bedrooms when we love the house and area, and it might also be cheaper to build on.

Numero Uno is right - a good way to avoid too much stress is to go down the full plans route for building regs etc. I'd also recommend making sure you know exactly what you want before you agree anything with your builders - and make sure you have an agreement in writing. Most good builders are happy to do this.

The really key thing is to avoid changing your mind part-way through the build as this almost always causes problems.

I am 4 weeks in to having a 2 story extension on the side of my house semi detatched house.

I thought it would be a right old mess and with 3 kids under 4 feared the worst but the builders i'm using have been spot on since the beginning - they actually talk me through it, if i have any problems thet rectify it. I feel as though I landed well and truly on my feet.

I would highly recommend them - s j morton construction ltd

How can you make a comment like that ,you clearly don't know what's involved in the project .I wouldn't expect it to be built inside 4 weeks tbailz is obviously pleased with the contractor, glad it's going well for all involved.

Well I didnt want a bodge job!!!

Out of all the quotes that I got from time scales and price I was more than happy with whom I chose.

Top price £40k 6 weeks, lowest £9k 2 weeks. Everytime I spoke to a builder about a quote that I had they would drop it in a beat and say they could do it quicker.

I know S J Morton Construction , and also know they do exellent work , but in my experience a two storey shell should be up in 4 weeks . And if it was a straight forward job you should be paying anything from 25 - 30k for a decent job. Hope all goes well.
