ok i am considering takign the dive into self employment by openign a cafe which would hopefully move ontot a bar at a later stage. i haev however heard the rumours about eccy road and the council (arent they great) not allowing any more going in or around that area !

is this true as the ive spokent o the council who dont actually know !

i cant catch my breath with Sheffield council sometimes !

There's a large bar/restaurant area up for rent across from the old Classic Rock Bar. It has been up for rent for about a year. You may be able to haggle the price. It would need a full refit plus you have people living above it so would have to consider the noise implications. Good luck though!

That place under the block of flats where the brewery was has been empty since it was built, it is very big so the rent will probably be enormous.

It is. I enquired in desperation when we were leaving the rock bar. Totally unsuitable for live music due to the huge glass windows and the neighbours. Still trying to find premises elsewhere (the show will go on).

Don't know about further up Eccy Road though, I rarely go up that way. If the Council won't grant further permissions then you'll have to keep your eyes out for a lease coming up on a business that's shutting.

There are of course other places than Eccy Rd....?

London Road for example, though you will have lots more competition.

Highly competetive on London Rd, especially with foreign cuisine. There are a couple of units available right at the bottom, or at least there were last month. Don't know how big they are though. Alternatively you could span across to Abbeydale Rd. There are a few cafe's up there but it does look a tad run down. Depends on which market you're aiming for.

I think once the new student accomodation is done at the bottom of London Road there will be a lot more potential customers about.

That's true. You've got your football fan element down there too....so a greasy cafe might go down well. You'll not get planning permission for it to be a bar there though, they have enough bother trying to control the few bars in that vicinity anyway. I'd suggest ruling out Bramall Lane area really if you're looking to develop into a bar.

brilliant thanks for the replies.

i am tryign to tap into the student market/young professional hence eccy road area. i would like to cafe to be more bar environment rather then greasy spoon sort of environment and woudl like to keep it quite 'up market'.

does anyoen know where i can find out where peoples leases are coming up for renewal etc. or anywebsites i could search properties on.

if you pick up the Sheffield Star on a Wednesday they have business for sale from a range of agents... they usually have a list of websites.... Also try Yorkshire post on a Thursday same set up on the back of the recruitment section...

If you chat to Lane Walker or any of the commercial agents they will put you on a mailing list....

Nick2 is right ( as usual - yawn) London Road is to acquire lots of students and with so many restaurants it could really do with a 'Lounge' type bar.

Something usable in the day for coffee and lunch and the evening for a chilled glass of white wine... We were a the end of London Road there other week and stuck for that type of bar. Ended up at Dulo as per usual.

I would start by identifying suitable properties then shoving a note through the door tentatively asking if they had any thoughts about moving. Loads are for sale that you never know about. London Road going on to Abbeydale Road could be a good spot as other replies noted. Braggazi are doing really well on Abbeydale Road but a lot of that is down to his hard work and enthusiasm for his products. Check them out if you haven't been already.

It's much easier to buy somewhere with A3 planning permission already granted as it is an uphill battle getting permission nowadays. A3 entitles you to use it for 'the production of hot and cold food for consumption on or off the premises' ie takeaway as well as eat in. Some places on London Road already have A3 permission but are only used for retail or offices.

Any of the agents in Thursdays Star are worth approaching, also Fishwick & Co in Chesterfield are excellent, he does a lot of sales in Sheffield and has good local knowledge. He sold 4 Catering businesses for us over the last 14 years with no hassle at all. Christies have an office in Leeds which covers this area too.

Ecclesall Road is OK but the rents are really high, the property rarely comes up for sale even if you could afford to buy it. We got out of Catering by the way!! God luck.

The Classic Rock bar could move to Boatworld old premises 125/129 LOndon Rd.
