Maybe buying a flat in that new development there. Is it a good area, as I heard it was really starting to develop into a very nice area.

Thanks in Advance,

Guy

The area is still pretty grotty with lots of traffic, and I think it will stay like that for years to come.

not from what i was told- there is a new relief road from hillsborough to the parkway thats going to take most of the traffic off that bit of road and then they are going to re-develop all around there?

but i could be wrong?

Its an area notorious for prostitutes and there are needles in the shrubs etc. There will always be a rat problem near to waterways. I would save your money and find a nice area somwhere else.:(

It may improve but you're looking at 5+ years before any real chance of that in my opinion, and I have my doubts.

Quite a few areas with the nice flats are still basically awful.

In a few years I think people will have real problems selling some of these flats - often in bad areas and there's so many of them.

Area is everything.

If it's the complex on the end of Nursery Street/Wicker, then I've been in one and they are lovely inside.

But I'd tend to agree with what's being said about the area - my mate makes sure she gets a taxi to and from the door - which defeats the object of living in town...

A lot of the flats in converted houses or the new builds are really nice, but there's so much competition now that in the future you need to worry about resale value.

Area can either treble or more than halve property costs, so think carefully.

A few years ago I chose not to buy one in Cornish Place, purely because of the area. I was assured it would be really nice 2-3 years down the line. Well, 6 years later, I'm glad I moved to Crookes, tho the prices are at least still strong down there.
