We've got a pretty crappy offshot kitchen we'd like to give an overhall.

Kinda a two part job:

1. We want to look at extending the kitchen into what is currently the outside loo - are we likely to need planning permission for this?

2. The kitchen itself needs a total refurb, incl levelling the floor, new design, new fitting, new oven, etc etc all hopefully incorporating the extra space from extending into the toilet.

Any advice/recommendations on how to proceed much apprecaited.

You may not need planning permission for this as the government has recently relaxed the rules for homeowners. It will depend on several factors including wether or not the property has been extended previously or not or if you live in a conservation area. The guidelines will be on the council website in the planning section.

The planners will be able to advise you if you do or do not need permission.

You will need building control approval. The planning portal website has a useful section for homeowners which will give you some guidance on what may or may not need planning permission and/or building control approval and how to go about that...
