View Full Version : Credit Check for Rented Accomodation

I am about to start looking for a house to rent with my boyfriend and I am really worried that all the agents appear to want credit checks, I have been trying to repair mine for ages but I got a couple of CCJs a few years back :blush:and my rating is still in 'poor' according to Experian. My Boyfriend's is probably fantastic (he's always been good with money). Are we likely to be turned down?:help:
I am being put off looking round because if we get turned down we would lose the agents fee which is money we can't afford to keep throwing away!!:(
I can get good references, have no rent arrears and I've been in my job for 6 years so I think I tick all the other boxes, any advice would be appreciated!!:help::help::help::help:

Hi when we moved back to the UK from overseas we had no credit rating!!! We solved this by putting down 6 months rent in advance and they were happy with this.

I couldn't afford 6 months rent upfront unfortunately, added to the bond you are talking at least £3k!! Thankx for the advice though!!:):):)

Most of the agents seem to say credit checks hae to be for all over 18's living at the address :s

Do they need to know you are living there? It's your boyfriend who's renting it..............

If I was the landlord and other people moved in I'd be more than a little annoyed.
lyndsayx 10-02-2009, 12:04 That's not exactly advisable, as technically she would be a guest in the property which only allows her to stay there for so long. Agencies will cary out regular inspections (EDIT: for the reason stated above, amongst others!) don't forget. Plus, if he were to apply for it solely in his name his income alone needs to be sufficient.

Clairebear<3 10-02-2009, 12:23 Not saying I would do this but after reading that I have just sat here thinking about it, what would happen if someone rented a property and then their girlfrined/boyfriend moved in with them at a later date, would they be obliged to inform people? Could they be kicked out for it? We have a Human Right to Private Family Life, wouldn't that breach it?

lettolive 10-02-2009, 15:50 If your boyfriend is earning enough for the rent to be put soley in his name then you can be put on as an add on tenant which means you will still be shown on the agreement but not be responsible for the rent. If the CCJ is satisfied then you will pass with a suitable gaurentaur needed. If the CCJ is ongoing then we would put you as an add on tenant as stated above.

listener 10-02-2009, 17:27 Butlers in Mosborough will accept CCJ's if you have a guarantor. They can probably do the checks in your boyfriends name if he earns enough. I know they accept working tax credits and family tax credits as income. Give them a try

If I were you I'd just offer other references and also it's good to offer copies of bank statements that show you have paid rent promptly to previous landlords. It shows that you are a good payer and you have nothing to hide. All landlords I've had contact with have been happy with that.

This is what me and a friend did once when she probably wouldn't pass a check so rather than pay for it we did it all on my credit check as they felt my income was enough. However the tennancy agreement was in both our names and we were both responsible for rent.

It was Blundells. Some people have bad things to say about them as agents, but they were no better or worse than any other agent I've rented with.
Of course the other option is to go with a private landlord. We did that for the place we are in now and he didn't want any credti checks at all.
