Has anyone got any idea how long the average conveyancing time is in Sheffield at the moment - assuming there are not major hitches along the way.

Our solicitor says a new regulation brought in to mortgage companies has slowed them down and is causing major delays in completing.

Has anyone experienced this?

I am buying a new build which has been delayed a few weeks but now on the 12th week. The time hasn't been important really though for me so haven't been pushing the solicitor to move it on quicker.
Should imagine it could be done quicker though.

For a simple chain free move, i think you can look at between 4 and 8 weeks. Then it rises from there.

You need to make sure its just the conveyancing thats taking time.

Surveys at the moment are taking about a week to arrange, and about a week to get reports on.
The market is slow and surveyors are not busy.

Local authority searches take about two to three weeks to get back, this includes the mining search if you fancy.
Note searches involving the Peak Park can drag on for a month or two longer on account of more complex planning consents.

Draft contracts can be printed off by your solicitor in five minutes and faxed around the chain in an afternoon.

All of the above are from recent experience of being persionally active in the Sheffield property market :)

If your "conveyancing" is taking longer are you absolutely sure its your solicitors who are causing it or a potential buyer stalling for time?

I know of a number of chains breaking down at the moment.

Thanks to all!

Apologies I think my first post was unclear - our conveyancing isn't delayed - at the moment - just our solicitor warned us that it has been happening because of this mortgage company thing and I wondered if anyone had experienced it.

We had the offer accepted two weeks ago tomorrow, and survey done last Friday, not got report back yet though.

That's interesting - we noticed fewer houses seemed to be coming on the market in Crosspool where we have been looking, but didn't know if it was a Sheffield wide thing.

Really hoping the chain doesn't break - we are buying privately after posting flyers a few months ago pro-actively seeking sellers so hoping less chance of gazumping, the people we are buying from are buying from someone who is chain free - hopefully this will help!
