Is the land being cleared for Hallam University use? Some sort of Technology Park.

If they also demolished the Roxy Nightclub that could also be a major city centre redevelopment for a new landmark building. Maybe another 'Gull wing' bulding to add grace and symmetry.

there was a post placed on here a while back relating to the site of the former Roxy nightclub. I believe that it is owned by a London-based company, whose intentions are to redevelop the site as a prime location for hotel space. However no proposals have been placed as present.

As for the NMB / Transport Interchange area - you will find mention of the proposals, as i have highlighted in the discussion with University Presidents section.

Go to the Sheffield City Council website for artist sketches which lay out the proposals for the station / interchange area around sheaf square, with pedestrianisation in mind

When is work starting on the redevelopment near the station? I would have though it should have been started by now.

Since we've got a perfect view of this area, some people in our office have been investigating this. Here are some links you might find interesting:

This pictures shows the bus station has gone!

This one still shows half of the bus station (I think!)
