Hi I am thinking of having a loft conversion done and wondered if anyone on the forum has any recommendations.

I have a modern detached house with the W Shape roof trusses and wondered if anyone could give me some kind of guide price. The roof space is empty just a small header tank which may need moving and i just want the space as an office/bedroom obviously building regs and fire regs have to be met.

I did read somewhere that planning permission is only required if roof windows can be seen from the road how true that is i am not sure.

Anyway any advice really appreciated.

You will need planning permission, building regs, architects drawings and full structural calculations to get a quote. (about £2000 worth!!!)
As an estimate, £20,000+

It will not cost £2k, Architect will be under £1k, planning and building regs a few hundred and structual £100 or the Archtect will include it in his price.
Contact a few architects/builders to have a look first. Modern houses have very shallow roofs so you might be restricted with height.

OK, so architect, £1000 (last one we did cost this), building regs, few hundred, structural engineer, £150 (again, last costings on a job).
I stand corrected, £1850ish :rolleyes:

Building regulations & planning fees will cost you in the region of £2000, from the drawings any contractor will be able to give a precise costing, concluding a site visit I would be able to give you an estimated costing and our architects details, if this is of interest to you please give me a call/email,
