Hello,

I rented out my house from Aug and had problems getting my first rent money from the tentants but they did pay after 2 weeks. I called last night again for the rent and they have suddenly left! I was very shocked. They left a long letter saying how sorry they were and the key.

But they have left some of their belongings including stuft for their baby. Its very strange?

Now I'm a bit worried they may come back and damage the house if they copied the key or that they are in debt and collectors come around.

I'm not sure if they registered any bills in their name- I should have done this myself.

Any advice?

sounds like they have done one for good and have left ther stuff. i dont think they have any plans to pick it up otherwise they wouldnt have given you the keys back.

yes you may have bills and debt registered at this address now and think its a shame that they have messed you about but i dont think there going to come back. if they have handed over the keys and they break in its a crimindal offense as they have left the properrty and are not permitted to re-enter if have vacated.

regards their stuff, its goin to prob be upto you to clear the stuff out. you can throw away, give to charity or even sell their stuff- if they were going to come back for it they wouldnt have given you the keys back and would have taken it with them.

they owe you rent for the time they were staying in your property so why not make a bit of cash out of their furniture??? its not fair that you have a mortgage to pay and yet they arnt willing to pay, and i can guarente they pron wont come back for the stuff. they written you a letter because they could see you face to face, so that would say to me that theyre cowards and messers.

You cannot just sell their belongings as has been suggested. You have to keep them for 2 weeks I believe 'just in case' - but I would check this as there is a legal requirement. After that you can dispose of things as you wish.

Even though they have given back their keys it would be wise to change the locks.

If they have run up bills it's not your responsibility and you just need to return letters to sender stating tenants no longer live there.

As for disposal of the belongings, all you have to do is show you have been 'reasonable' theres no specific 'law' in this scenario - attempt to contact them and their next of kin and document that you have done so. Make sure you take photographs and an inventory of anything they have left so they can come back in two years saying they left the crown jewels!! (make sure you put the date on the camera if possible so it shows on the pictures). If they have left you a letter and handed in the keys they have ended their tenancy - simple as that. Id give them 7 days to clear it, attempt to contact them and the next of kin, inventory, document it, clear the property however you want and relet it. as quoted this tenant had vacated the property back in august so their belongings have been there some time now and is alright for the landlord to dispose of them in any way they want.

i really do have to think about that kaymarie as my son is going woodseats school and as im literally in wocobank myself- i just prefer to be out of the area. thanks anyways

I know it's of no use to you now, but this is one of the reasons I got a letting agency to sort out my hassles!
