Hi All,

Thanks for looking into my request

I am seriously considering to buy a home in crookes (Although it is a very unsettling time, I am planning to buy a home so it seems ok to me at this stage)

I have viewed few properties but the prices seems to be dearer for a FTB, but I have noticed few falls recently, so waiting for a property which will be fairly priced soon.

I want the expert opinions from all you wonderful folks in crookes in terms of the following.

The roads that should be avoided if there is any(due to rough neighbours, crime etc)
Which roads are considered having very little students (I am a professional with a small family)
Roads which are in the catchment area for good infant and primary schools

Any additional views on the following roads will be highly appreciated
St Anthony Road, Duncan Road, School Road, Tasker Road, Toftwood avenue, Truswell Avenue

I guess that it all depends which students you get to be your neighbours at the time you buy!
I am at the top on BTR and it is great although a bit scruffy

Truswell is quiet (and windy). No traffic. School Road has too much traffic, lots of students, can be fun parking wise (especially for your wing mirrors).

Is your house listed on Property Today or Right Move or both? Will be looking at this area in about 5/6 months so am keeping a close eye on the prices for now.

Which road - they haven't updated it yet 'cos no prices haven't changed today from yesterday? I'll have a look at it - can't see it still not being sold in 5/6 months time as houses are still selling just not as quickly or for as much as a year ago. You never know though with this market so at least you know you might get a viewing from me, LOL.

Cheers, i'll keep an eye on Right Move but I doubt it will still be there by the time I am ready to buy. I'll PM you or whatever around that time if im interested which I will be if the price is ok and my circumstances haven't changed for the worse.

I'd personally go for St Anthony's or any that lead onto the bolehills

To be honest students live anywhere - the further above Crookes Road you are the less there are if that helps.

With regards to schools, you can't really go wrong as both Westways and Lydgate are very good - go and visit them both. You also could consider Broomhill Infants although you have to pray you can get into your chosen junior class at Y3 when the time comes.

Why? Is it because they are quieter and less full of students or just generally better etc.?

I don't live in crookes, I did live in Walkley and then Crosspool so I know the area.
This was however quite some time ago so I don't know the position with students.
My recomendation is based on a general view, there are no rat runs, apart from bolehill lane. And there is access to the bolehills.

Broomhill, is a very nice school, try to get in miss Adkins class ,she'll give you a ride on a great big rocking horse and! she will give you a sweetie out of that oval tin under her desk , thats if she's pleased with you , this was the new starters drill in my day 1929 Arthur Fearn.

Ok cheers, as long as there are no major issues im not too worried about which part I move to. I'll probably go for the cheapest on offer at the time as long as the property looks ok.

Ive not got much experience of the area and am not from close by but I know it's supposed to be nice.

I used to live in Toftwood Road (not that long ago) and recommend it highly. Mostly quiet. Great location (close to shops, bus stop, near park) and lovely neighbours... we're still in touch with some of them.

The main thing to watch out for in Crookes is really damp cellars, it seems to vary by street so its worth asking about as some regularly flood. Also of course the student lets, but most of the old houses have thick walls so noise may be less of an issue than more modern semis.

If your buying at the moment don't just look at the offer price, I'm trying to sell a house in Beighton (S20), which I think is very reasonby priced, but even then there is little action at the moment, so if the vendor wants to sell there is a good chance they will accept something a little lower, as some of the reduction at least can be passed up the chain.

The problem of course is that if we lower our asking price and an offer comes in at it - but we can't get a reduction from the chain we have a ready and willing buyer, but we can't proceed, however the estate agent still wants their fee - but we cant sell! But it doesn't mean we will not think about lower prices...

If anyone in this market is going to pay asking price it definitely shouldn't be the first offer. I personally wouldn't pay it in the current climate unless it was a big reduction on prices from a year ago. If you are going to pay it then at least offer 5% below at first and if it's not accepted it's unlikely the seller will be too offended or anything, they'll probably negotiate it.

There have been 3 two bed terraces 'removed' from property today/right move in the past 2 weeks. There hadn't been any movement in their asking prices for a good few months so I am very interested to see whet they sell for if they do sell.

There are a couple of roads with newer 1930's/40's terraced houses. Stannington View Road is one of them. Father in law lives in one of them. Nice houses, not massive though but there is only him. He used to live on Tinker Lane that was nice opposite the bolehills.

Any idea if these houses have thick walls as well? Im not expecting a house that is soundproof but similarly I don't want one that has paper thin walls in case I buy next to a student let.

Father in law lives in one of them. Nice houses, not massive though but there is only him. He used to live on Tinker Lane that was nice opposite the bolehills.

Yeah the measurements for most 2 bed terraces in Crookes sound fairly small (generally 12x12 ish in the living room). I'll be happy with one as long as it's in ok condition etc. - im not in a massive house at the moment although it's bigger than the Crookes houses.

His is a mid terrace and i have never heard any noise from the neighbours. They are nearly all owned by older people as well.

It's good about the noise.

By older do you mean OAP's or older than students? Im in my twenties so would like a mix of people really but am not too fussed if it's mostly older people - as long as they aren't mardy. Id probably prefer a mardy OAP to noisy students.
