Does anyone have any idea on the regulations concerning toilets? I have been told that due to fairly new regulations that every new house must have both an upstairs and downstairs toilet, does anyone know if this is actually true?
All new build properties must have a downstairs loo for disabled use and be able to be accessed by somebody who is in a wheelchair.

well my sister in law has just moved into a brand new house and wwhile it does have a downstairs toilet , theres no way you'd get a wheelchair in it.

That's a long thread, care to give us the cliff notes?
if you give the planning department a quick ring they're very helpful, and should be able to give you the full SP on the building regs requirements for removing aspects of your house which conform to the mobility considerations in the regs
The wheelchair doesnt have to fit in it, it just has to be able to get to it, hence why they are usually under the staircase in the hallway.

Do houses that are being modernised have to meet these standards? If not, it seems like an excuse being used by Sanctuary Housing.
I think if I was one of their tenants, I'd either email or write and ask for a reply outlining all the reasons why they have now changed the specifications for my house and cite one of the same type that has been modernised the way I'd want it. I'd probably then try and speak to the councillors for the area and find out what they think - and see if they would support tenants in getting the promised improvements?
Of course, as the houses belong to Sanctuary, it may well be that they do as little as necessary to get them to Decent Homes standards, especially if the money is running out.

Thanks for the advice and to foxthc the problem is that sanctuary housing said they were going to knock our kitchens through and said they would build driveways and new walls and so on. But now they are saying that new regulations have come in to play that says we have to have our toilets left downstairs(basically in the kitchen) but shiregreen people have been promised bigger kitchens now they are going back on their word and saving themselves a considerable amount of money. So as you can see we are not very happy and we need to have a look and see if they do indeed exist.Thanks:sad:

My house has been completely overlooked and im fuming about the whole issue. Not only was the work supposed to be part of phase 1 (which just 30 minutes ago i was told is considered completed by sanctuary housing) but the tiny bit of work they did do was left in such a shoddy state that i fear for the health of me, my partner and that of our child who will be with us in 6 months.
There were 3 windows replaced 8 months ago now and still more to be fitted, out of those only 1 was sealed so i have gaps of 10 inches on both my kitchen and toilet windows where the air just flows in through the cracks left outside the house, the damp and cold is destroying any chance of it being livable and im stuck in a rut with sanctuary constantly saying someone will be in touch, again and again and again and then when they do im given no firm date as to when anything is being completed.
Ive had to have members of the family apply pressure on them just to get the central heating (which was condemned) replaced in a suitable timeframe and now most of the floorboards are cracked, honestly you know the how clean is your house series?.....this is a case of how shoddily built is your home.
It's at the point now where im perfectly willing to put them up for crucifiction and contact the local media and CAB offices as well as any other authority body i can find to bring them to answer why they are failing so miserably.
If your not happy with sanctuary it's about time all the tenants that have a problem get together, form a list of all the outstanding work on all the properties and demand they keep to the standards they are so proud to advertise.
If anyone has any advice on where i can find my rights as a tenant id be most greatful as im having a little trouble finding out where exactly i stand and how i can go about kicking them in the teeth lol.
