When i joined this forum just over a year ago, i'd just started working in Sheffield but was still living in Leeds. I was thinking of moving to Sheffield so asked this question about up and coming areas...

Tony Ruscoe gave a link back to a search of a few areas, so, have they "up'd and come"? Are these still "up and coming areas"?

The areas suggested were:

Intake
North Anston
Rotherham
Pitsmoor, Burngreave, Firthpark
Tinsley, Attercliffe

Or, would you suggest any other areas to a graduate who wants to rent or maybe buy but doesn't want to live in deepest darkest studentsville?

On that list I wouldn't say Pitsmoor, Burngreave, Firthpark, Tinsley and Attercliffe have up'd and come yet. They are still areas I woudn't be comfortable living in. North Anston and Rotherham (can't really call that an area of sheffield anyway) I aren't sure about, but Intake is nice. Wouldn't have ever called it up and coming but it is one of the nicer but still affordable areas. Also a bit further out is Beighton and Southall.

I am sure you have seen the discussions on Norfolk Park, that is somewhere I would consider. There are also loads of new flats in the centre if you like that kind of thing.

Just to add- as well as the Norfolk Park development, you may also want to check out the Parklands development just off City rd in Manor as an up and coming area.

For e.g. this apartment: http://www2.vebra.com/haybrook/SALES/DETAILS/009A0030041.pdf now priced £92,000 was originally bought in July 2004 for £71,995- that's an increase in worth of £20,000 in 10 months! (from ourproperty website: http://ourproperty.co.uk).

Considering the state of the property market at the mo- I'd say that the increase was pretty good!

If you take a look at upmystreet.(something) there's a place to compare graphs for postcode areas :thumbsup:

With the exception of the 1st 2 districts I believe the others must have been listed with the tongue stuck firmly in the cheek.
No offence to any one who lives there but they can hardly be described as up and coming

The last 2 on the list are on my list of 'up and coming', well more 'waiting in the wings'.

The prices up Ecclesall Rd have rocketed. Norfolk Park has picked itself up and dusted itself off, so where is affordable but within walking distance of town? Pitsmoor and Attercliffe.

Hartwells Saville St has been subject to compulsory purchase with a view to redevelopment of the area, so this will bring a greater interest in residential property nearby.

It'll happen - slowly. Don't forget 'get rich quick' schemes such as property buying and selling still take a year or two.

I live in Burngreave and tend to find that most of the people who slag it off have not been any where near the place in 5 years. I have been there for 2 years and have never seen any trouble, my car was never damaged, I have never seen a fight and am yet to get shot! I walk about at all times and the worst that has happened is I have been offered a mobile phone once and a blow job. (the latter would have been a goodun apparently) :)
People are friendly, it's close to town and we have the Mangla for curry.

Car insurance is high though because of the postcode.

I'd agree that norfolk park is changing rapidly, looks like some nice properties are goin up there.

Also... I live on the new estate just off Prince of Wales Rd at the manor top. On one side of Prince, it looks like the bronx... on the other side, a huge development of new houses.

It's not really walking distance from town... bu the tram is close, and a cab back at 2am will only set you back a fiver.

Car insurance is pricey, cos of the postcode... but other than that, it's farily quiet. Not seen anyone murdered in the street, not had me car torched, and have made a fortune in rising house equity (!) over the last 3 years.

Might be worth a look for you? Rental is pretty good value as i understand it.
