They have a policy of setting the asking price at a level that the vendor will accept. If you offer the asking price and put down a deposit of £100 the house is immediately taken off the market and all further viewings cancelled. I'm not sure quite how things work legally but it seemed like a nice system after last years bidding wars (last year we put in about 14 offers at between 5% and 20% over the asking price - none were acepted). Having said that - the market seems to have changed. We're about to complete on a house purchased through Blundells at the asking price - almost unheard of last year. One thing I would mention is that some houses I've seen with Jump seem unrealistically over-priced. I've seen a few houses sit on the market with them for months the would have been sold a lot sooner if they'd asked a few grand less. Strix 11-05-2005, 09:08 Don't forget you don't have to accept the estate agent's evaluation. You can choose any agent and set your own price based on the quotes you've had. We did that with our house in Peterborough. I cheated though. I went round them all and claimed I was trying to buy a house like mine, just to see how they would handle a property in that bracket ;) beansfeast 11-05-2005, 09:16 I nearly bought a house through Jump recently and found they did over price their houses. They also weren't very helpful in negotiating when no one else was interested. To add to that I believe they agree they won't get commission if the house goes for under the sale price agreed by the seller and Jump. What a suprise the houses are on the market for so long then!! :o On a personal note I totally disagree with paying £100 to guarantee my accepted offer isn't beaten, especially when they over price their houses anyway! When the survey came back, there were numerous problems as a result of which they pulled out as the vendor wouldn't reduce the asking price to compensate. Guess what? They didn't get their £100 back. They agreed an asking price with us 10k under market value, as we are on benefits and needed to clear debts and mortgage, but would lose too much if we got a bit extra money coming in. Their fees are £3500 which includes solicitors fees. They say they take no offers. We sold in 9 days. They tried to bully us into taking £1k off price! In the end we lowered the price by £500, but after complaining they they agreed to reduce their fees by £250. It has been 5 weeks, and they are awful, never contact you and we still have not had the housebuyers valuation done. We have contacted them several times and they do not get back to you. We are worried, as we need to move into Sheffield by the end of summer, cannot look for somewhere to rent without a completion date in sight, and do not know what is going on. I said that I hoped there would be no more hidden shocks, since the house is off the market and if the vendors pull out for any reason we will be forced to start all over again. I pointed this out to them when they took it off the market, but they keep reassuring us in that phoney way. I am getting really stressed and worried, as student season approcahes and as both daughter and I are disabled, we are worried about finding somewhere to live. Our creidtors are getting edgy as they are waiting to be repaid. I have bought and sold houses in the past, but this service is the worst of all. They call the process worry free, but if it also means communication free as well, I'd avoid it. They WILL try to get you to accept an offer on your property. If you are unhappy with their service they charge you £299 to leave them, and you cannot sell the house through any other means without paying this release fee. The agents are on less than minimum wage and rely on commission to make money. It is all hard sell and no service. Sold in 9 days, but 5 weeks to get the first survey done? Ridiculous! dave36 20-07-2005, 11:03 I work for ELR and we are very friendly in a nice way and try to make it easier for you to buy and sell. We do viewing feedback two days after your viewer has been but we never use hardsell if they are still thinking about it then we leave them alone and then ring them say in a week. I'm not trying to get you to use ELR but dont recommend Jump as I too have heard horror stories and also dont recommend Blundells as they under value your property so they can have another board in the area which makes them appear to be the most popular.
