I recently agreed to buy a house in Crosspool (S10). In the valuation report there is a special remark saying 'Old coal mining area'.

Is this something to be concerned or worried? I recently moved to Sheffield and really do not know much about the area.

I have never heard of any problems with subsidence in Crosspool.

The valuer has to detail everything he has found, otherwise his insurance is not valid.

Most areas of Sheffield carry this remark in the survey. Your mortgage company will probably insist on getting a coal mining search carried out. This costs around £60 and highlights any coal workings in the vicinity of the house. Nothing to worry about just the mortgage company covering their backs.
