I love my tenants to bits and really don't want to make them homeless - but I'm unable to look after the property due toi a change in career meaning I'll be in other cities and working late quite often.

I haven't a clue where to start about selling the house but I want the best for my tenants and would like them to be able to stay in the house after it has changed hands

If this is your only reason for selling, then why not let a management company look after it? On the other hand, being fully let makes it more attractive to an investor, although a lot of these people have their hands firmly in their pockets at the moment.

You could offer your tenants first refusal on the property. They may buy it and solve all your problems!
