Double room available in large shared corner terrace on Coombe Road in Crookes, just a two minute walk from the Grindstone pub.

The room is available from 1st August for 12 months (date and length of contract possibly negotitiable).

The rent will be £60p/w plus bills which wil be split with three others (one postgrad and two professionals).

The room is on the first floor and has a double bed, wardrobe and drawers (Ikea). Size is (2.88m x 3.91m).

There is a large shared lounge (3.86m x 3.63m plus bay) and separate dining room (4.16m x 3.89m) and kitchen (3.13m x 2.01m). All of which have wooden flooring.

The house is fully double glazed and has central heating. The cellar has plenty storage space. There is a gated front yard area with small lawned garden. Parking would be on the street.

ok thanks for the info, I'm in Sheff this Sat 19th so may want a viewing but just have a few more questions - I'm looking to move the wkend of 20th/21st Sep so would you consider rent payment from this date or would I have to pay for the whole month of Sep? Also, would you consider a 6 month tenancy or do I have to have a 12 month tenancy?

If you were interested in living in Broomhall, the nicer part, two seconds away from the University of Sheffield and a 5 min walk to the city centre, I am renting a room out from late august/september for £60 a week. I have a home for 8 PGs in Broomhill (S10 area) and rooms in the house are very large as the house is a Victorian property.
The house is situated one minute form Goodwin sports / swimming pool complex. The union, library, IC, Firth court are within 5 min walking distance. Prime location of the hause is an added advantage. Broomhill is a well respected residential area in sheffield. It is quite and very safe area. ( one of the Ph.D student has moved in to our house as he couldn't work in his previous -modern flat- accomodation)

There are 8 rooms in which two have already taken by two PhD students.

In the Attic there are two rooms with separate kitchen and shower /and toilet for two people. One of the large room will be free by Auguest.

There are two kitchens and three toilets and shower rooms amongst one is a large traditional bathroom.

All rooms have been hard wired for internet.

There is a large conservatory is also available for dinniing and socializing.

Both properties are less than a minute to the Elmfield centre where university's Goodwin sports and swimming pool facilities are. Central campus, union, main library and Broomhill shopping centre are about 5 minutes away.

The house is well furnished, has a large kitchen and bathroom. The bedroom is very big, has a king sized bed, wardrobe and desk. house i let to postgraduates. I must say that i maintained very high standard.
The carperts are shampooed and cleaned only last week. Please find more details

Among the two rooms one is in the second floor where there is a kitchen and
shower/ toilet for two people. One is occupied by a male student and other is
vacant. It is ideal for two men to share all the facilities.

The other vacant room is in the first floor where there are three rooms in
which
two are occuipied by two PG girls.

I know that a million people have replied to you, but if you haven't found anything so far, we have a lovely house. It's got a double room with double bed, dining room, lounge, big bathroom, kitchen.....

It's not in the areas you mentioned, but Netheredge really is nice. Quiet and leafy but really close to London road and Abbeydale road and all that side of town. I'm doing a PhD at the uni as well and it's close enough to get in and out fine (though I do have a bike).

There's two of us, both 27 year old girls. I'm doing a PhD in Engliish Lit and the other girl's working and all we're looking for really is for the house to be a proper home.

The room's available now but we could wait until mid-September.

The rent's 225 a month excluding bills.

The house has just been newly refurbished this year with laminate flooring,large fridge/freezer/dish washer/kitchen table, intercom and new alarm system and for security and leather sofas in the living room. Theres 3 bathrooms (one with a bath). The room has a sink,double bed,large mirror wardrobe,desk and brand new velux windows. The housemates are all girls,all very friendly,tidy and clean and all final year university students. The house is very close to the university,the gym and Broomhill for local shops and supermarket. There is a parking space outside the house and internet. The gym is just 5 minutes away along with easy access to public transport.
70 pounds a week (parking permit for the year and internet installation already paid for.)

I am to vacate my room which is at Priestley street one street behind Queens Road. Its a nice double attic room house very quiet, rent is £173.00 per month excluding bills. Bills comes out like between 20-25 punds...(this depends whether its summer or winter...and the bills are shared between the four people (house has four bedrooms). You are going to take my contract is up to June 2009.

The house is so clean and the housemates are so friendly. Central gas heating.

Landlord is a very nice lady who gets to solve any problem promptly.
