Can anyone give me a ballpark figure on how much to form an entirely new staircase in a property?

We're wanting to change the orientation of the layout which would require a totally new staircase to be installed.

We paid £200 for ours from South Yorkshire Joinery about 4 years ago!

After measuring up it was completely made 'offsite' then installed very quickly as a solid staircase. We then had to pay extra for the balustrade

They'd have to cut a new hole in the ceiling for a start and enclose it. So it's going to be a little more complicated that just putting in a new staircase.

I'm also not sure about Building Regs for something like this.

Whilst I'm on about it, is there anything majorly restrictive these days regarding moving a kitchen into another part of the house?

As far as I am aware changing the layout of an existing build doesn't require it !

But if you are extending a property then the new build sections have to comply!

you might find you run into the 'change of use' clause, and you'll most likely need building regs

if you're going into the loft or cellar you'll need to have fire doors fitted all over if this gives you 3 storeys or more

There's a place on attercliffe behind the noose and gibbet that used to sell them from £99 so my boyfriend says....he used to fit staircases.

Thanks for your input, all. I think I haven't explained myself very well. It's not to replace an existing staircase. We want to resite the kitchen to the front of the house, so as to have a big sitting room running the length of the back of the house and straight into the conservatory.

This will involve taking out the existing staircase and resiting it. So I'm looking for someone capable of doing that type of work and wanting a rough costing ... nothing binding just a ball park figure at this stage would be fine.

I'm thinking a builder or a joiner would be the person with the answers. :)

Try these chaps. clicky (http://www.johncucksonjoinery.co.uk/) The staircase is difficult to price as a ball park figure as there are so many variables. These lads are pro's. Speak to John or Chris. There shouln't be a problem moving your kitchen, subject to drains etc. I will PM you re this.

if so you'll need steelwork to replace the supporting walls you're planning on having removed

No it's not, and we wont be removing any walls, so we won't need an RSJ. I really just wanted to get a rough idea of whether inserting a simple staircase at the other side of the house would cost thousands as opposed to hundreds, these days.

It's forming the access to the upper floor that's likely to cause a problem more than anything, I'd imagine, possible CH and water pipes etc.
