Hi all,

We've put an offer in on a house at the top of Oakland Road. Was just wondering if anyone has any comments about the road/area. We live nearby at the moment so are pretty confident the area is right for us, but we live nearer to Middlewood Rd and are less familiar with the Malin Bridge end. Also, when we went for a 2nd viewing we noticed about 2 inches of water in the cellar in places, do other houses in the road/area have this problem? Any idea what it could be and how much to resolve it?

;) it's bloomin' steep, that top section! hehe

if it's at the top end, then there should not really be water in the cellars (which you might expect now and again if you backed onto a river) IMO you ought to get that looked at, carefully, before you bid, or you might find yourself buying a bit of a pup. (and an expensive one too, to boot, if you can't get the vendor to stump up the repairs.)

I used to live on Oakland road in one of the flat opposite the Working Mens Club (if its still there). I loved living there apart from in winter and trying to get down the hill !

There was some noise from the WMC but other than that I loved the location. I have some friends who owned a 4 bed property on there towards the bottom and as far as Im aware no probs but I guess it varies depending on location, house style etc.

We have had a lot of rain lately. It could just be damp penetrating the cellar walls from the saturated ground around them. Get a survey done to find the extent of the problem. It may be something and nothing.

aaah, thatll be me then. :blush:

the works this time are because of a collapsed sewer- the second one yorkshire water is liable for and on top of the mains burst...all in the space of a few months.

:rant::rant::rant::rant: doesnt even cover it.

I hope the sewer remains contained and doesn't get all smelly!
I tell you what though, with that digger in the middle of the road, Ball Road and Taplin Road are certainly much more pleasant places to be without all the 'through' traffic.

theyre putting a manhole in and relining the existing pipe to prevent any further 'escapes'. (their words! :rolleyes:)

unfortunately, all the contents of the pipes have been making their way into my cellar....so at the mo i get all the 'fragrance'- you wont need to worry there.

to be fair- its not half as bad as it was during the 2 leaks from number 13's loo last year. :o

ill be honest though its still not exactly pleasant. it tends to get worse the more it rains as the mains sewers on harrison/ball road also take all the rain water too!!! :gag:

i know its caused inconvenience to the rest of the street, but after all this (14months its been going on and i only moved into the blimmin place 18months ago :mad:) im starting not to really care that much as its made my life a total misery on all fronts.:(

Well if we get our offer accepted we will definately get a survey done and also some builders round to give us some quotes for the work. Obviously if it is a really serious and/or expensive job we may consider retracting our offer to buy.

best of luck with the purchase- the issues ive had at the bottom of ball road have been very localised (me!) and have been due to external issues nothing to do with the water table/house etc.

i hope all goes to plan for you, personally i think this area is great place to live.

i live on oakland (Half way up) and ive not had any problems with a wet basement, it does have some areas of dampness but nothing to bother about. Its a good road but hell for parking as most people have 2/3 cars which doesnt help! good luck with everything tho!

I know i'm a bit late coming onto this thread, but can I ask which side of the road? I'm at close to the top, on the side opposite from the WMC and the cellar is fine. Opposite though they have a bit of a problem with a natural spring leaking up through the cellar, but its not a massive problem.

the side of the social club but right at the top - i've spoken to the neighbour now - apparently it is a natural spring, but the survey will tell us the severity of the problem i hope

well, please post here or pm me if you get anything nasty on the survey - its a great road to live on apart from being a bit dodgy for parking - if you move in be sure to say hello to the young family across the road and a little bit down with a tree in front of the house (err, that'd be me and mine!)

survey has come back, we also got a specialist damp and timber survey, and basically because of the damp and poor ventilation, the timber joists for the whole of the ground floor have wet rot and need replacing. We also need to put in a damp proof course to prevent further damage. The survey didn't indicate that the underground spring would cause further problems, it seems to indicate that the damp proof course would prevent further issues.

You could use this issue to gazunder the vendor.

The cost of remedial work, yes. Once done, the property will still hold the same value - well, current general trends aside.

Very interesting to know. I know the houses below have problems with the cellar accumulating water from the spring, so i'm guessing the same prognosis will probably apply! I'll let them know (our lass's parents!)
